In undulating, wooded countryside, the village, lived in by monks since the 12th century, was built on the side of a hill on the bank of a little river. This house stands, in its dominant position, on the edge of a wood. Less than five minutes from a small character town, crossed by a river, with all shops and amenities. The town of Angers is some forty minutes away.


A little street provides access to both entrances to the house. The first entrance features wrought iron gates which open on to a driveway, running alongside the house’s east gable wall and leading to the garage. The second entrance has gates that open into a courtyard overlooking the west side of the house. The garden in front of the house is set between the two entrances. It is closed by a stone wall topped with wrought iron railings. This rectangular house is extended by two wings set at right angles: one at the back on the east side and one at the front on the west side. The garden behind the house is separated, on the east side, from the garden behind the garage by a stone wall. It is extended on the west side by a meadow, surrounded by hedges. It has a well.

The house

This rectangular house, constructed from stone, comprises a ground and a first floor, topped with a second floor under the slate-covered rafters. The hip roof features three freestone roof dormers on the front facade and two roof dormers on the rear facade. The framing around the openings and the cornices are made of freestone.

Ground floor
The entrance hall, with its black and white tiles laid in a chessboard pattern, provides access, on one side, to a lounge with terracotta floor tiles as well as a marble fireplace and, on the other, to a dining room with the same flooring as the entrance hall, a wood and brick fireplace as well as exposed ceiling beams. The dining room extends into a kitchen with a marble fireplace, followed by a back kitchen in use as a laundry room with a toilet. The kitchen also provides access to a room in the west wing used as a lounge. The floor is covered with terracotta tiles, the walls are half-timbered and the ceiling beams exposed. In the entrance hall, a wooden, quarter turn, one flight stairway with wrought iron balusters goes to the two upper floors. A door under this stairway leads to the cellar and to the boiler room.
First floor
A landing provides access to three bedrooms as well as to a bathroom and a toilet. The first bedroom has terracotta floor tiles, the second has exposed ceiling beams and the third one has strip pattern parquet flooring, exposed ceiling beams and an adjoining toilet.
Second floor
A landing provides access to two bedrooms featuring terracotta floor tiles and the exposed beams of the roofing framework. There is also a shower room and toilet.

The outbuildings

The outbuildings comprise a large garage that can take two cars, an old woodshed corresponding to the east wing and a storeroom at the end of the west wing.

Our opinion

This property has all the features required for a peaceful way of life in the country: a dominant setting in an old village with a large garden providing a view stretching as far as the horizon, in superb, nuisance-free surroundings. It is also near to all the attractions of a peaceful little town. Lastly, it comprises a comfortable house in a good overall state of repair where new owners can move in straightaway whilst envisaging conversion works in the outbuildings. This is an ideal spot for carrying out an artistic activity.
