In a hamlet surrounded by vines and less than 5 km from two delightful villages on the banks of the Loire. Ten or so kilometres from a historic village with all shops and amenities. 30 minutes from the town of Angers and its TGV train station, providing 90-minute links to Paris with more than 10 return journeys per day.


A little no-through road, running alongside a plot of vines, leads to wooden entrance gates, flanked by two freestone pilasters. A pedestrian gate on one side also provides access to the property. The gates open on to a driveway that leads to a garden, laid out in front of the residence, and to a covered area with freestone pillars. The driveway continues as far as a courtyard, surrounded by troglodyte caves, on a lower level. The residence is constructed on the hillside and its main facade faces south-west. A raised garden, behind and to one side of the residence, can be reached either via a driveway from the covered area or directly from the first floor of the home. At the end of the garden is a second vine-grower’s house with its courtyard and its troglodyte caves. This house has its own entrance off of the little road.

The residence

This freestone residence comprises a main building and a wing, set at right angles. The main building includes a ground, a first and a second floor under a slate gable roof. The latter features three roof dormers on the main facade, topped with curved, broken pediments, adorned with scrolls on the sides. The wing consists of a vine-grower’s house and a dovecote adjoined to the main residence by a small, partially open building. The gables on the main building are extended by terraces, that of the east gable is reached via the first floor, that of the west gable via the second floor.

Ground floor
The front door, set in the middle of the main facade, opens into a lounge, housing a freestone and slate, quarter turn, one-flight stairway. The lounge features an outstanding freestone fireplace, delicately sculpted with plant motifs. The dining room, following on from the lounge, has a large fireplace and a curved “potager” (a secondary hearth where soups and other previously prepared dishes were cooked on embers). Both these rooms have terracotta floor tiles and exposed ceiling beams. A long troglodyte corridor, running behind these two rooms, also provides access to a hall area with a toilet and to cellars in the rock. A passageway leads from the dining room to a kitchen as well as to a back kitchen, a boiler room and a cellar. The kitchen opens on to a patio via a freestone archway. The patio, in turn, provides access to a study with a small room on its mezzanine.
First floor
The stairway goes up to a landing room which provides access to an upstairs lounge, a bedroom and a bathroom with a toilet. These three rooms all have terracotta floor tiles, French ceilings and freestone fireplaces decorated with moulding. The lounge has a terrace opening directly on to the garden. The landing room also houses a wooden, quarter turn, one-flight stairway going up to the second floor.
Second floor
The stairway leads to a wide landing providing access to three bedrooms and a toilet. Each bedroom has its own shower room. One of them has a door leading out on to a terrace.

The outbuildings

The outbuildings include:
A covered area, with freestone pillars, near to the entrance gates.
A lower courtyard, below the gable of the main residence, surrounded by vaulted troglodyte caves, one of which is in use as a garage and another featuring a window and a fireplace.
A house, at the end of the garden, comprises a kitchen, a shower room and a lounge on the ground floor, with two bedrooms upstairs.

The garden

The garden comprises three sections: lawns with flower beds in front of the residence, lawns with shrubs, fruit trees and rose bushes following on from the gable of the main residence and, behind the residence, a wood with a chapel well.

Our opinion

The river Loire is very near. The gently undulating landscape comprises vines and woods. The villages are steeped in the atmosphere specific to the area around the Loire. This residence has come down through time with its integrity intact. Residents have made good use of the rock whether in the troglodyte areas, in the buildings or in the rooms and their decorative features such as fireplaces. The elegance and comfort of the residence give it immediate family appeal. With its outbuilding and its caves which could, in part, be converted, it would also be ideal for a professional project.
