Location

Near to a little village by the riverside with a few shops and amenities. In the immediate vicinity of three other market towns with all shops and amenities. The A11 motorway is easily accessed. 15 minutes from Angers, a town with a TGV train station providing links to Paris with more than 10 return journeys per day.

Description

A little road provides access to tall wooden entrance gates, flanked by freestone pillars. This gateway opens into a courtyard leading straight on to the house with the garage on one side. This house, set in the middle of its plot, is preceded by a garden, planted with old trees. It is extended at the back by a lawned garden. This property is completely walled, apart from a small section of the back garden. An old belvedere with its pavilion roof takes up a corner of the front garden, which is bordered by a secondary road.

The house

This rectangular, two-storey house is built of lime rendered stone and quarry blocks, topped with a hip slate roof. Both gable walls are flanked by a small building, covered with a slate gable roof. The framing around the openings, the quoins and the cornices are made of freestone. A porch way has three steps leading to the front door, set in the centre of the facade.


Ground floor
The entrance hall, with its wooden, quarter-turning stairway leading upstairs, provides access on either side to two reception rooms. One leads to a storage area with an old bread oven, the other to a hall area, with a toilet, leading in turn to the boiler room, with a linen room and a storage area, as well as to a kitchen. There are terracotta floor tiles throughout this level apart from the kitchen which has cement floor tiles. Both reception rooms have a freestone fireplace, fitted with a wood-burning stove. The main stairway goes to both upper floors. A second stone stairway leads to a vaulted cellar which can also be reached from the boiler room.
First floor
On one side of the landing are two bedrooms. One provides access to a hall area which leads in turn to a bathroom with a toilet and to an attic; the other has a door opening into the same bathroom. On the other side of the landing, two more bedrooms are linked to a second bathroom with a toilet and to a second attic, following on. The landing, one of the bedrooms, the bathrooms and the attics have terracotta floor tiles. The three other bedrooms have strip pattern parquet flooring.
Second floor
This landing provides access to two attics.

The outbuildings

A small building and a garage stand on one side of the gateway near to the gable wall of the house. An old belvedere, in a corner of the front garden, is topped with a slate, pavilion roof.

Our opinion

This old vine-grower’s house is typical of the Anjou region in every way. Constructed in the 19th century in keeping with a classical layout, its modest rooms are bright as well as spacious and are, therefore, pleasant to live in. Although a large part of this house has undergone restauration works, it remains authentic with its original features. Its garden, already planted with numerous trees, including old lime trees, is a very comfortable area. Close to Angers and easily reached by road, this property will make a delightful home for an entire family.
