The village is in rural Provence, in pleasantly verdant surroundings, amidst meadows, fields of cherry trees and hills. The river Gapeau crosses the market town where 10 fountains cascade at all times, providing coolness during the summer months. 30 minutes from Hyères airport and an hour from that of Marseille, 20 minutes from the motorway, 30 minutes from Toulon TGV train station and the sea. Small shops in the village.


This south-east facing property, in a dominant position, is but a few minutes’ walk from the middle of the village. Constructed according to old traditional practices in 1984 using noble materials (stone, beams, terracotta tiles), it combines an old-fashioned charm with spacious rooms. The terraced grounds, planted with tall trees, feature stone walls and steps. A level section near to the house comprises a swimming pool enclosed by fencing. Below the garden, a spring feeds a small ornamental pool, near to a stone cabin.

The house

This residence, reached via a road on the north side, has the appearance of an old traditional stone Mas house with its facade covered in Virginia creeper, its semi-circular arched doorway and its fountain along the wall. A large, south-facing terrace, bordered by a low stone wall and looking down on the terraced grounds, provides a view of the hills in the distance. Inside, all the floors are covered with terracotta tiles, the ceilings feature exposed beams and the cupboards are closed by old doors.

Ground floor
The ground floor is entered on the north side via a heavy arched door which opens into a vestibule, delimited by the impressive stone archway of the large, 70 m² lounge with its stone fireplace. This room opens on to the terrace which features a barbecue area. Said large terrace is extended by a balcony on the bedroom side. This level also comprises a kitchen, three bedrooms and a bathroom. The average height of the ceilings is 3 m.
First floor
The stairway going upstairs is on the right-hand side of the entrance door. The ceiling in this section of the house is 6.5 m high. A long, first floor corridor, with a 3.5 m high ceiling, provides access to three bedrooms and as many bathrooms. The two bedrooms on the south side open on to a large balcony, the third facing north is, therefore, cooler in the summer. The sloping ceilings give a pleasant feeling of spaciousness.
Garden level
A stairway goes down from the kitchen to a basement level, spanning approx. 200 m². It comprises a large garage, illuminated via small windows and closed by two alarmed doors. This vast floor surface area could be converted. Adjoining the central space are three adjoining rooms (boiler room, pool area, hot water heater) and two small storage areas. The passageway to the indoor stairway is closed by an armoured door with a numerical keypad security system.

Our opinion

This house harbours great conversion potential and inspires a pleasant feeling of spaciousness. It appears to be of an ideal size for a large family, children being able to play freely indoors and outside in the big garden. Furthermore, this property is in a dominant position, superbly positioned just a stone’s throw from the centre of the village. Such qualities would make it possible to start a bed & breakfast or holiday accommodation unit activity as the immense garage on the garden level could be converted into additional separate dwellings. If so desired, the current owners are willing to sell the residence with some of its old furniture.
