This house is less than 10 minutes from the airport, the beach and the motorway; 5 minutes from the TGV train station and the shops. It stands in a dominant position with a sea view in a verdant setting. The town of Hyères, set at the foot of the Maures mountain range, between Toulon and Le-Lavandou, faces the islands of Porquerolles, Port-Cros and Levant. Its 39 km of concrete-free coastline stands out because of its fine sandy beaches and its still wild, rocky creeks. Hyères, dubbed “Palm Tree City”, was one of the seaside resorts favoured by the country’s intelligentsia and middle-classes at the beginning of the last century. The magnificent Victorian residences that bear witness to this sumptuous past bestow Hyères with a unique charm.


A wooded lane leads to the entrance gates which open on to a dirt track, approx. 150 m long, going gently up to the main house which precedes the caretaker’s cottage, 30 m lower down. Backing on to the hill that protects it from the mistral wind, this residence stands on predominantly steep land, half of which is planted principally with pine, eucalyptus and oak trees as well as oleander bushes and other Mediterranean species. A magnificent stone cherub takes pride of place over a small ornamental pool, near to the house. Another cherub is set on a base near to the terrace, extending in front of the house, with a sea view. A summer kitchen is set out on the south side of the grounds. Several cars can be parked around the house on the north side, where steps lead up to the main entrance. The house can also be entered via a double stairway leading up from the terrace. The white facade is asymmetrical and the various roofs feature several projections. Two “half-towers”, spanning the ground and first floors, are set on each side of the facade and feature bow-style windows. The balcony windows, with their wrought iron railings, are smaller on the second floor. This property spans approx. 8,000 m². The owner wishes to sell 2,000 m² with the main house, but the remaining land and the caretaker’s cottage could also be purchased.

The house

This south-east facing residence, constructed in the 1920’s, is a large middle-class home, spanning 339 m² of living space divided into pleasant rooms with high ceilings. The original decorative features are still present, (terracotta floor tiles, parquet flooring, cement floor tiles, panelling) but the house is in need of modernisation works. Only the entrance doorway is arched, all the other openings are straight.

Ground floor
The entrance door on the north side, protected by an awning, is typical of those dating from after the First World War, with its arched shape, its wrought iron as well as its black and white mosaic floor. The entrance hall is adorned with small cement tiles, all the other floors in the house being covered with terracotta tiles or parquet flooring. On the south-east side is a dining room, three of its four windows featuring a bow style. On the north-west side, a large kitchen, with a back kitchen, adjoins a back wooden stairway, with terracotta tile steps, leading to all four levels. Spacious and luminous, the large, south-east facing lounge has a 3.5 m high ceiling. Its French window opens on to a double stairway with balusters leading down to the terrace. This level also has a separate toilet.
First floor
A wooden stairway goes up from the entrance hall to three south-east facing bedrooms with a sea view. Two of said bedrooms have bow windows. There is another bedroom on the north side and a fifth bedroom on the south side. This level also includes three bathrooms, a shower room and a small terrace. The ceilings are approx. 3 m high.
Second floor
Reached via the back stairway, this level comprises three south-east facing bedrooms as well as a fourth bedroom on the west side, fitted with a kitchen area. This level, with 2.55 m high ceilings, also includes a bathroom.
This level is reached via the back stairway. Comprising three rooms and a cellar, it houses the boiler room. It could be turned into living space courtesy of its tall windows and its high ceilings.

Our opinion

This house stands proudly on its wooded hill with a 180° panoramic view, taking in the entire coastline as far as the islands. In addition to its very interesting setting between the town and the sea, as well as its ease of access to all kinds of public transport, this residence has a major asset in that its entire second floor could be made independent. Its nine bedrooms will enable a large family to settle in easily and to accommodate guests. All that it requires are renovation works. Everything is in place to carry out such a project in keeping with good trade practices. A wealthier buyer would be able to additionally purchase the caretaker’s house and all or part of the remaining 6,000 m² of land.
