Between the Gulf of Saint-Tropez and the Var hinterland, set somewhat distant from the wooded Maures hills. Between Plan-de-la-Tour village and Vidauban, a small town some 14 km away, with a slip road for the motorway linking Nice and Aix-en-Provence. The seaside is 20 km away, towards Port-Grimaud. Les-Arcs-sur-Argens TGV train station is 9 km away. Nice international airport is about 55 minutes away, that of Hyères 45 minutes and that of Marseille is 60 minutes away. Far from the urban hustle and bustle, this property can be reached via a narrow scenic route that winds its way through cork oak forests and vineyards, before reaching a plateau crisscrossed by streams forming a protected site. Access then continues via a dirt track, bordered by wild bamboo, which leads to the entrance, marked by two old stone pillars with capitals, flanking tall wrought iron gates. A long driveway bordered by umbrella pine trees leads to the houses.


This property, extending over 5 ha, comprises two traditional stone Mas houses and a vinegrower’s cabin. A private lake, which sometimes dries up in summer, is to be found at the entrance to the property. Some of the land forms large, enclosed parklands, predominantly planted with umbrella pines. The shady driveway leads to a natural courtyard where cars can be parked. The two traditional exposed stone Mas houses face one another, separated by just a sandstone paved patio. A swimming pool, installed at a distance on slightly raised ground, has a safety cover and is reached via a few steps. Nearby, an old stone cabin, in a good state of repair, is used as a garage. The rest of the estate comprises scrubland, dotted with some olive trees.

The main traditional Mas house

The first, traditional stone Mas house is reached via a few steps leading up to a semi-circular arched porch way, composed of large pieces of local stone. The very old wooden entrance door, aged with time, is topped with a glazed fanlight protected by a wrought iron grille. Going around the outside of the house, residents pass under an elegant wrought iron pergola, largely covered with wisteria and across a terrace, providing access to the living room and the kitchen. This is followed by a lawn enclosed by wrought iron railings, separate from the rest of the parklands. The facade of the Mas house is predominantly covered with Virginia creeper, growing up to the roof. Both levels, constructed from exposed stone, feature high arched openings with pale grey shutters, made of horizontal strips of wood. The roof, comprising two protruding sections, is covered with Roman tiles above a double overhanging cornice.

Ground floor
The entrance hall provides access to all the rooms on this floor, including two bedrooms, all on a level near to the stairway, with its wrought iron railings, that goes up to a third bedroom. The living room has a rustic fireplace and the dining room opens on to a large shady terrace. The partially-fitted kitchen also opens on to the outside.
First floor
This first floor is taken up by a large master bedroom and a bathroom with a lion’s claw bath tub. The view over the countryside is free of any other houses.

The guest house

This guest house, separated from the main residence by a Mediterranean patio, is completely self-contained. Reached via sober stone steps, it comprises three bedrooms and a bathroom.

The stone cabin

This stone cabin is currently used as a garage and as storage space.

The parklands and the land

More than one hectare of the parklands, shaded by tall pine trees, is enclosed. The remaining land comprises scrubland but, as the soil is fertile, it would be possible to plant vines or olive trees.

The lake

The lake, near to the property’s entrance gates, is a natural reservoir containing fish which is filled during the rainy season and prevents the parklands from flooding in winter.

Our opinion

This vast property takes full advantage of its unspoilt Mediterranean surroundings, protected courtesy of its flat land with its unobstructed view over the wooded hills and the scrubland, without a single neighbour in sight. This asset would make it possible to grow olives and grapes, especially as an irrigation system using water from Provence canal was recently installed. The very private golf course laid out in the vicinity does not present any nuisances as its entrance is more than a kilometre away. The track leading to the property goes through a wild bamboo forest for a few hundred metres, making it necessary to pass in front of some less elegant, rural properties, but it would be possible to create another entrance driveway. This would be a way of guaranteeing additional tranquillity and very Provencal charm for this most delightful property.
