In rural Provence, in a vine-growing region, near to the Basilica of Saint-Maximin and Mary-Magdalene’s Cave in the Sainte-Baume Mountains. 35 minutes from Aix-en-Provence and its festival. Facing a wooded hillside, 5 minutes from an authentic village and 35 minutes from the sea. 45 minutes from Toulon/Hyères airport and 50 minutes from Nice and Marseille airports. 45 minutes from Aix-en-Provence and Toulon TGV train stations, and 25 minutes from that of Arcs-Draguignan. A few kilometres from a delightfully authentic village and a small town with schools, shops and a hospital.

Description

A 200 m long dirt track off of the road leads to the property which can be entered by one of two entrances, one to the south and one to the east. The main building is an old, 19th century, traditional Mas house that was fully renovated in 2008. It has a large, south-facing terrace and a stairway turret on the east side. The north side is all on a level with the first floor. The terraced grounds spanning 1.5 ha, opposite a wooded, rocky hillside, are mainly composed of an olive grove, an oak wood and grasslands with fruit trees. 2 outbuildings stand behind the house. This residential sector with scattered housing has no visual or audible nuisances. The swimming pool area, on the south-east side of the house, is enclosed.

The traditional Mas house

Built in the 19th century in a superb setting, this house spans a floor surface area of 248 m². The south-facing facade of this 2-storey house is 7 windows wide. The three sections comprising the building stand side by side, the middle one being slightly lower. The gable roof, covered with Roman tiles, has a double overhanging cornice. The walls are 80 cm to 1 m thick, keeping the inside of the house cool in the summer months. A large, 180 m² tiled terrace has been built along the south-facing facade.
This traditional Mas house backs on to the hill with no windows on the north side and just 2 doors acting as exits from upstairs. The renovation works, carried out in 2008, installed thermal insulation in the building which has terracotta tiled floors throughout, with underfloor heating, as well as whitewashed walls and smooth Tuscan rendering.


Ground floor
The ground floor comprises a vaulted storeroom, adjoining a kitchen on the east side, together with a stairway leading upstairs. The kitchen is illuminated by a window and a door opening on to the terrace. In the centre is a large reception room with a fireplace, together with a second stairway leading upstairs. A window, a door and a French window make the room extremely luminous. On the west side are a bedroom with a south-facing French window and its shower room, dressing room and toilet; this section could be made independent. There is a second toilet at the bottom of the stairs.
First floor
The stairway leads up to the central section, the south side of which is laid out as a study. On the east side are a bedroom with 2 south-facing windows, a toilet, a shower room and an east-west facing bedroom, on the north side, opening on to a terrace on the east side. A door in the corridor leads outside on the north side to a section which could be converted into a terrace. In the west section is a large south-facing bedroom with parquet flooring and an adjoining bathroom, as well as a laundry room with a door leading outside on the north side.
Group of buildings
The outbuildings stand on the north and east sides of the grounds. They comprise a large, 60 m², metal farm shed, an old, 20 m² stone stable that is open on the south side, a small rabbit hutch and a henhouse, spanning an additional surface area of 30 m², as well as a small sheet metal shed covered in wood.

Our opinion

Ideally situated in the centre of Provence, this traditional Mas house forms a dwelling that is pleasant to live in and designed such that it is easy to move around its luminous rooms. It has been fully renovated and two bedrooms could be made independent and used for guests. In a superb setting that is peaceful but not isolated, this property has balanced, varied grounds which will enable its new owners to accommodate a horse and go for walks in a countryside that is well suited to hiking and horseback riding. This property would also suit golfers as there are 24 golf courses within a 60-minute radius.
