Thirty minutes from Toulon-Hyères airport and fifty minutes from that of Marseille, ten minutes from a TGV train station, fifteen minutes from the sea and five minutes from the motorway. Small local shops can be reached on foot.


A long alleyway of olive trees leads to the main house, surrounded by fields in a farming area. Another lane provides access to a main road.
Behind the house are a few outbuildings, some of which have been sold to another owner. The land has a well, an old rainwater recovery tank and access to Provence Canal. This traditional Bastide house, in its verdant haven, is surrounded by old trees, including some plane trees several hundreds of years old. The upper floors provide a glimpse of the sea in Toulon harbour.
The house spans three levels, each level featuring three windows, the first being separated from the second via a wall tie and a vertical row of painted bricks. The first floor opens on to a large terrace covered with square terracotta tiles and bordered by balusters. With its arbour, it enables residents to take advantage of the shade provided by the plane trees.

The traditional Bastide house

The openings of this south-facing traditional Bastide house are predominantly on the south, east and west sides.

Ground floor
Three stone steps lead to the covered terrace which runs the full width of the house and is enclosed by low stone walls. The impressive entrance door, with its small-paned fanlight and its wrought stone surround, opens into a large vestibule with square stone floor tiles and a circular fresco featuring cherub motifs on the ceiling. On the west side is a large, 50 m² lounge, with a 4 m high ceiling, one south-facing and two west-facing openings. It awaits full renovation works. Columns support a cornice which runs all around the room. On the east side is a dining room and an old kitchen.
This level cannot be lived in as it is.
The stairway, with its red, hexagonal terracotta tiles, wooden nosing and wrought iron railings, leads upstairs from the end of the vestibule. A door on each side provides storage space or a hall area. A half-landing, with a north-facing window, provides access to a toilet and a shower. Two flights of steps then lead up on either side to the first floor landing.

First floor
This floor and the floor above are habitable. The floors are covered with parquet flooring. On the south side are two bedrooms and a living room with French windows that open on to the large terrace with its terracotta tiles. Said large living room has a fireplace, an American-style kitchen and a bathroom with an toilet
Two more bedrooms face west and north-west.

Second floor
The stairway, with a central flight of wooden steps, leads up from the first floor to a half-landing where two flights of steps lead up on either side to the floor above. The landing and all the floors are covered with red, hexagonal or square floor tiles. The attic remains above the stairwell, but elsewhere the roofing framework is exposed which gives a pleasant feeling of spaciousness. Facing south, east and north, a large living room, with a kitchen area, features four openings. This floor also comprises 2 south-facing bedrooms, one west-facing bedroom, a laundry room, a toilet and a bathroom.

Our opinion

Ideal for a bed & breakfast or holiday accommodation unit project, its view over Toulon harbour and its majestic dual flight stairway give this traditional Bastide house great elegance and outstanding character. The outbuildings await conversion and the house, itself, is predominantly in need of renovation works, knowing that the actual layout of the rooms would also make it possible to divide the house into three independent flats, one on each floor, if so required. The major assets of this Bastide encourage such a project especially as it could be associated with a further two hectares which could be additionally purchased for the growing of vines and olive trees, or even fruit trees and aromatic plants. Although the property is steeped all year long in an atmosphere that remains rural, all shops and amenities are to be found nearby.
