Location

45 minutes from Toulon-Hyères airport and 60 minutes from that of Marseille, 20 minutes from Toulon TGV train station, 15 minutes from the motorway, 5 minutes from the shops and 50 m from the sea. The beach is covered with coarse sand and pebbles; a beach with fine sand is a 5-minute walk along the coastal path.

Description

Now in a quiet, residential district, this 100 m² house was once a fisherman’s hut near to the sea. Recently extended and renovated, its facade has been covered with shale to protect it and to make it easier to look after. The windows have electric shutters. It faces north, east and west. The salt water swimming pool (7.8x3.8 m and 1.5 m deep, whirlpool corner, robotic cleaner, electric rolling safety cover), in the sun all day long, is surrounded by a lawn with an automatic watering system which extends to the bottom of the garden. The land spanning approx. 550 m² is planted with olive, oak, laurel and palm trees as well as bamboo hedges and features a 12 m² wooden hut used for storage purposes. It is completely unoverlooked.

The house

This house was renovated in the aim of optimising space, the few lost square metres being turned into cupboards. The reception room is vast and opens via picture windows on to the terrace which, although north-facing, receives the sun for most of the day. Another east-facing terrace has a sea view. The low wall-bar that delimits the American-style kitchen with its Salerne tiles is covered with pebbles and exudes a holiday air. Another small cupboard has been similarly covered.
The Godin wood-burning stove in the middle of the house is near to a wall which is lined with stone so that it is not damaged by logs. Hot air comes out through a vent in the ceiling in the lounge and is piped to the bedrooms.
The lounge and the two east-facing bedrooms get the sun in the morning and have a view of the beach. One of the bedrooms, with its walls covered in wide, white-leaded panelling, has steps leading up to a mezzanine floor with a king-size bed. The third bedroom with a west-facing skylight also has a mezzanine floor with a sliding ladder to optimise sleeping space. The toilet is separate from the good-sized bathroom.

Our opinion

It is rare to find a beach house at this price. This one, fully renovated to maximise space, needs little upkeep and could easily generate a very good income through seasonal renting, especially as it could be sold fully furnished. It could also be extended by approx. 50 m². With its small unoverlooked garden, it is steeped in unspoilt, authentic surroundings, complete with its “pointus”, Toulon’s famous small coloured fishing boats.
Everything is ready; new owners will, therefore, be able to move in straight away and begin their new holiday way of life. But for those who enjoy DIY, there is also the opportunity to additionally purchase a cabin (approx. 60 m² over 2 levels and currently undergoing renovation works) set between the house and the beach.
