This south-facing family home, constructed on the top of a hill looking down on the town, has a spectacular panoramic view. The forests are not far away. The house is beautifully set in small attractive parklands with low terracing and oak trees. A wooded, fragrant alleyway slopes gently down to the villa that can be glimpsed through the vegetation. This Provencal villa, designed by a local architect, was built using first-class materials and is beautifully laid out.
Uphill from the property and big enough to take a large number of cars, an extremely useful, private and secure square acts as a buffer with the street.

The villa

Its external appearance of a traditional, long farmhouse has not prevented it from comprising well-thought out rooms on the inside.
The large reception area on the ground floor is magnified by the height of the ceiling and the light flooding in through its miscellaneous openings. The elegant wooden fireplace, with its closed-hearth fire, contributes to the warm, convivial atmosphere.
Although the first floor was intended to house the bedrooms, the garden level comprises two suites, one of which opens on to the swimming pool.
A large kitchen, a storeroom and a small study complete this level.
A superbly cool wine cellar has been created in a large crawlspace.
The upstairs, reached via a stairway, featuring an interesting design, comprises two large bedrooms, a bathroom and a study area on a mezzanine.
Cleverly positioned windows throughout the villa provide views of the surrounding landscapes, with the parklands and Mercantour National Park as well as the Alps out the back, the Baou cliffs on the west side and the vegetation of the parklands out the front.
Technically speaking, this house was designed as a main residence with efficient insulation, heating and air-conditioning provided by heat pumps as well as a sheltered, south-facing terrace. It can but be pleasant to live here all year round.

The garden
The garden, set out around the house and spanning more than 2,263 m², comprises a large number of oak and fruit trees as well as a vegetable garden.
In addition to the abundant supplies of fruit, it is not unusual to find black truffles here.
The trees supply sufficient quantities of firewood which, stored in a woodshed, can be used for the fireplace through the winter.
Miscellaneous convivial areas have been laid out, notably a large, tiled, 12x6.5 m swimming pool, in pristine condition, with its vast covered pool-house.

The communal carpark

Uphill from the property, its unique access is via a large square surrounded by vegetation. Said square is jointly managed by the owners of five neighbouring properties.
In addition to acting as a buffer between the street and the property, it can also take a large number of cars. Access is protected via remoted-controlled gates.

Our opinion

The Baou-de-St-Jeannet is one of those mountains whose sheer cliff is a landmark in the local countryside. This house stands at its base, facing the white needlepoint of the Alps in the distance. Terracing has left its mark in the parklands under the truffle oak and other fruit trees. The architect designed modules outside and inside extremely bright, light-coloured rooms. The proximity of communication routes, shops and amenities has not diminished the deep peace and quiet reigning here.
