Location

In a village 10 km from the N15 and an A13 motorway slip road, Les Andelys which has all shops and amenities is approx. 5 km away. The nearest French SNCF train station with 1 hour links to Paris is but 10 km away.

Description

The property stands in a pretty village among other elegant properties, many second homes. There is a lake with fishing permitted and a forest just 50 metres away. The entrance to the property is via a gate to which each resident has a key. There is beautiful rolling countryside as far as the eye can see. The property is protected by high walls. The garden stretches out to the front of the house, a light-filled farmhouse, a covered patio and a large barn that awaits refurbishment.

The farmhouse

The house has a floor area of around 235m² and was built in the 19th century and restored 40 years ago by the current owner. The facade is brick with a flint base and double-glazed aluminium-framed windows. There are three levels. Tiled roof and gabled dormers. Doors and windows are on one side only. The farmhouse forms a right angle with the covered patio, which is the ideal place to dine when the sun is too hot or the weather uncertain. The whole house is insulated, from floor to ceiling, including the walls. A stairway leads to a split-level above the lounge and one of the bedrooms.


Ground floor
Living room, dining room, kitchen, guest toilet and shower and a bedroom. The living room has a cathedral ceiling. All the floors are covered in the same red sandstone tiles. The reception room walls are decorated with sandstone polished whitewash. Most rooms have exposed beams. There is a fireplace in the dining room and a monumental fireplace in the living room. Beautiful old doors and particularly carefully-made storage throughout.
First floor
The attic has been converted in two parts, with access between them. The mezzanine level can be accessed via the living room and leads to a bathroom with toilet. Bathroom with sound system.
Basement
Vaulted cellar, in two parts.

The outbuildings

They include the covered patio, a large 8-metre high barn in which two storeys can be installed, a garage for two cars with a vaulted cellar, all on a total surface area of 300m² (including the upper floor of the barn).

Our opinion

The property retains many of its period features. This house has plenty of personality and stands out from the crowd. It has plenty of potential as a bolt hole from Paris, located close to the station and only 15km from the motorway junction, which means you can come often, sometimes even on the spur of the moment. The neighbouring lake is an added attraction and should encourage a vocation for fishing or hiking.
