Location

Paris is 75 minutes away via the A13 motorway, Evreux is 40 km away and Vernon 14 km away. Bonnières and its SNCF train station is 7 km away.
All administrative infrastructures as well as secondary schools and sixth form colleges are in Vernon and Bonnières. All shops are a fifty-metre walk from the property.

Description

This house is in a market town, elected one of the “Most beautiful villages in France”, which has more than a thousand years of history. It is located in a bend of the Seine in Vexin Regional Nature Park, set between Val d'Oise and Normandy. Local architecture, influenced by both areas, features light-coloured stone or half-timbered facades.
Impressionist artists have pictured the region over the years, never growing weary of the landscape or the banks of the Seine with its superb boat trips, walks and bike rides.
A quiet, little village street leads to this property, the white facade of which can be glimpsed behind a wall, enclosing its 1,000 m² of wooded, flower-filled grounds. The main residence and the house awaiting restoration, set at right angles, are linked by a turret.

The 18th century residence

The main building is built in an L-shape with the annex building. Its slate roof tops the Vernon stone facade, featuring openings which are protected, on the ground floor, by reinforced wooden shutters and, on the first floor, by slatted shutters.
Skylights illuminate the attic space.
There are three different entrances: the main entrance on the street facade is at the top of a few steps, the second is reached via the small terrace in front of a kitchen and the last one is accessed through the garden.
All the rooms are painted white or Naples yellow. In addition to the entrance hall, the ground floor comprises a lounge, a room converted into an artist’s studio, a dining room, a kitchen with a back kitchen and a separate toilet. The sandstone floors have a pinkish hue. Mouldings adorn the ceilings.
Upstairs are five bedrooms, each with a bath or shower room with toilet as well as a large room under the rafters.


Ground floor
The aspect of the house makes this floor extremely luminous. It comprises a vestibule with a right-turning stairway and a door leading to the cellar, a lounge on the left-hand side and, on the right-hand side, the dining room as well as the kitchen with a door leading directly to the garden.
First floor
The landing leads on either side to four adjoining bedrooms, three of which have fireplaces, as well as three shower rooms and a bathroom; each with a toilet.
There is parquet flooring throughout.
A door opens into the second house awaiting restoration.

Second floor
The attic space on the top floor was recently converted into a vast, long room which has all it needs to become a superb master suite. Insulated, it awaits completion of the lining with plasterboard or wood.
The luminous parquet flooring is illuminated via skylights. The joists delimit three different areas.
This floor also includes another small room.

Cellar
A spiral, Vernon stone stairway leads down to a small 20 m² vaulted cellar still in its original condition.

The second house awaiting rehabilitation

This wing is linked to the main residence by means of a turret. All the floors intercommunicate.
The Vernon stone facade features small-paned openings and the tiled roof has Jacobin-style roof dormers.
This building spans a floor surface area of approx. 200 m² over two floors. It has a separate entrance off a neighbouring street. The heating system and the electric wiring are still to be installed.
The living section corresponds to the two upper floors above the porch way.

Behind a large porch way, this level comprises a workshop and a living room with a fireplace as well as the wooden stairway leading upstairs.

Our opinion

The extremely warm and welcoming atmosphere exuded by this very old, timeless property will appeal immediately to would-be buyers. The current owner has done his utmost to improve the aesthetics of a house, where residents have the feeling of being permanently on holiday. The daily way of life is moreover made easier by the local shops and amenities in the village and its surroundings. The living space could be doubled through the conversion of the annex building. Without major works, the attic space in the 18th century section could be converted into a suite. Spacious and luminous, 50 m from the banks of the Seine in a region much visited by tourists, this residence could be divided so that the wing, set at right angles, could be rented out with independent access.
