Location

In a small Norman town, 100 km from Paris, equidistant from the A15 and A14 motorway slip roads and 25 km from an SNCF train station. Rouen is 40 km away.

Description

The surroundings near to the residence are those of a town centre with all shops and amenities within easy reach on foot, including a cinema and cafés less than 100 m away.
High wrought iron gates guard the property which comprises a small, attractively restored dwelling standing at the end of the garden as well as a small outbuilding extended by a lean-to. The grounds, spanning a surface area of 1,750 m², are planted with tall trees and protect the residence from its nearest neighbours.

The residence and its annex buildings

This beautiful, robust, middle-class home, constructed in the 19th century, is illuminated via its numerous arched openings with their protective, wooden slatted shutters and wrought iron railings.
Its slate hip roof features three small-paned windows that form a projection on the main facade.
Two sets of steps, with wrought iron railings, lead up on either side to a porch way providing access to the double, wood and old-fashioned frosted glass entrance doors.


Ground floor
The long vestibule still has its original floor tiles that continue a third of the way up the walls, the remainder of which is decorated with ceramic tiles featuring painted motifs. This unusual hallway provides access to the dining room and, at the back, to the self-contained section comprising two rooms and a shower room. On the other side is the vast lounge which is divided into two sections. Its tall windows lining one wall let in copious amounts of light as the residence faces south. The cupboard doors date from the 16th century, fireplaces heat both reception rooms, one of which has a mantelpiece adorned with ceramic tiles. Panelling covers the bottom third of the walls and beams adorn the ceiling in the dining room. The fitted, recent kitchen can be accessed from the outside. It is next to the old, left-turning stairway with its wrought iron railings that goes upstairs. The floors are covered with tiling, old terracotta tiles or herringbone parquet flooring.
First floor
A vast hall area with sea-rush matting provides access to four, extremely luminous bedrooms, each with its own bath or shower room. They have pitch-pine parquet flooring or carpeting. One of the bedrooms has a fireplace.
Second floor
The layout on this floor is identical to that on the floor below. Its four rooms await completion of their restoration works.
Basement
A wine cellar, a workshop and a boiler room share this level with its cement floors and brick walls.

Guest house
Recently converted, this small, comfortable dwelling spans two levels. It comprises a lounge and a kitchen as well as two bedrooms, illuminated via a skylight, connected to the ground floor via a spiral stairway.
The rooms have sprung parquet flooring or floor tiles.
A paved terrace extends along the front of the house.

Garage
This storage area is extended by a lean-to.
