A house and its outbuildings on a 1.5 ha estate,
with a view of the river La-Laïta, in south Finistère

Quimperlé, FINISTERE brittany 29300 FR

In Clohars-Carnoët, a commune in the south of the French department of Finistère with more than 4,000 inhabitants, which includes, amongst others, the seaside resort of Pouldu and the port of Doëlan. Near to all shops and schools, just a few minutes from Carnoët national forest (more than 750 ha) and 10 minutes from Quimperlé train station, with 3½ hour links to Paris. Lorient-Bretagne-Sud airport (formerly Lorient-Lann-Bihoué airport) is 20 minutes away.

This property is at the end of a no-through road, out of sight of onlookers and free of any audible nuisances. It can be seen, once through the gates, in its dominant position facing the mouth of the La-Laïta, a little coastal river, subject to the tide, which originates in Quimperlé. This property comprises a house and outbuildings including a garden pavilion, a garage, a workshop, sheds and a studio flat. These outbuildings can be independently reached via a second entrance. Most of the property is planted with oak and pine trees whilst several nooks and crannies make it possible to take full advantage of the premises. A private access on a lower level provides easy reach to the coastal path or a nearby mooring.

The main house

This house was constructed in the 1970’s by Jacques Lachaud, a local, renowned architect, using granite stone and old materials just like houses in the past. Laid out under a slate roof, it spans approx. 150 m² of living space, predominantly all on a level. The house is divided into three sections forming a U-shape, set out around an outside area, the centre of which comprises a decorative well. A terrace, on the east side, looks out over the trees with the river La-Laïta below.

Ground floor
The 29 m², through lounge, with its numerous windows and a fireplace, provides access via a corridor to a night-time section comprising two bedrooms, a bathroom, cupboards and a toilet. A kitchen and its pantry are in a building set at right angles. These are followed by a 27 m² workshop with access upstairs. The floors are tiled and the ceiling beams exposed.
First floor
A landing provides access to a bedroom with a water supply point as well as a room used for storage purposes.

The outbuildings

A wooden garden pavilion, standing at a distance from the house and reached via a grassy alleyway, bordered by trees that are no doubt over a hundred years old, is now in use as a shed. It is followed by a building comprising a garage as well as a workshop, all topped with a studio flat, spanning approx. 20 m². The second entrance to the property, near to the garage, provides an independent access. A hut and lean-tos complete the property.

This L-shaped flat, spanning approx. 20 m², comprises a living room with a sleeping area, a kitchen and a water supply point. It is reached via an outside stairway.

Our opinion

This delightful place is enhanced by its atmosphere and a light that is much appreciated by painters who made it famous more than a century ago. The emblematic colours of Brittany between Morbihan and Finistère, between the Vannes and Cornouaille areas, can be found here with the blue of the hydrangeas matching that of the river La-Laïta and the grey of the slate that of the granite. The geographical position of the property and the layout of the main house, together with its conversion potential, make it possible to envisage a timeless, comfortable, restful stay. The thinning of some of the trees outside would enable the house to have a magnificent view once again.
