Location

In the south of the French department of Morbihan, on the Ria d’Etel, a site renowned not only for its scenery peppered with big and small islands such as Saint-Cado, but also for its historic surroundings, rich with megalithic vestiges. The famous Barre d'Etel, a sand bank feared by sailors because of its moving position, is located in the mouth of this maze between land and sea. Overlooking a former oyster farm, at the end of a point surrounded by water, the property is just a few minutes from the centre of the commune on which it is dependent. The narrow lanes leading there also lead to the main road in 15 minutes; Auray train station is 20 minutes away.

Description

Accessed via a single lane, the property extends over almost 1,500 m² in almost insular surroundings which also harmoniously include the small private beach.
It comprises two 19th century, 2-storey buildings, set at right angles to one another; both have slate roofs.
There is a garage nearby.

The house

This 2-storey house spans approx. 162 m².


Ground floor
A 42.5 m² lounge with terracotta floor tiles, a fireplace, a kitchen, a bedroom, a bathroom and a toilet. The building extends into a storage area.
First floor
This area under the rafters can be accessed via 2 stairways. It is laid out as four bedrooms, a shower room and a toilet.
Garage
This is also used for storing wood.

The second building

Set at right angles to the first building, this one has the same external architectural features. A slipway has been built along its west facade. Inside, there are two bare areas spanning floor surface areas of 93 m² and 40 m² which await conversion. Attic space of the same floor surface area can be accessed via a narrow wooden stairway.

Our opinion

With its exclusively residential surroundings sheltering it from any nuisances and its small beach flirting with the estuary in tune with the tides, this house also harbours considerable living space completed by the nearby building, awaiting renovation. With one foot in the water and the other on land, it proves that not only oysters are home to gems.
