Location

On Audierne Bay, in the south of the French department of Finistère, an exceptional area recognised as “a site of European interest” courtesy of its wild landscapes as well as the diversity of its flora and its fauna as more than 300 species of bird nest there. 25 km from Quimper and its TGV train station, with its future 190-minute links to Paris, and 18 km from its airport with 70-minute links to Paris-Orly. This property is some 10 km from Pont-l'Abbé, the capital of the Bigouden area, and 4 km from a market town with all local shops.

Description

This house stands at the end of a no-through road. It constitutes a large building, with a thatched roof, constructed some twenty years ago and connected at the back to an older long traditional farmhouse. Both sections span a total of approx. 516 m² of living space. They comprise five self-contained dwellings and a large function room. The building dominates a landscaped garden, spanning a verdant and immaculately kept surface area of 1.3 ha, crossed by a stream which feeds an old wash-house. At the end of this garden are dunes and the sea. It also has two large parking areas.

The thatched cottage

This building comprises three completely self-contained dwellings, respectively spanning floor surface areas of approx. 75, 72 and 79 m², with terraces.


Ground floor
Each of the dwellings comprises a living room with a fitted kitchen, a shower room with a large, Italian style shower and a toilet on the ground floor.
First floor
The upstairs of each dwelling is taken up by two bedrooms.

The studio flat

Laid out on the first floor, this studio flat comprises a main room with a fitted kitchen and a shower room with a toilet.

The function room

This room, spanning a floor surface area of approx. 100 m², is greatly illuminated via large picture windows. It connects the thatched cottage to the long, traditional farmhouse. One door at the back of the room provides access to a professional kitchen and another to a toilet.

This older section, spanning approx. 135 m² of living space, is located behind the thatched cottage.


Ground floor
This level comprises a lounge-dining room, spanning approx. 57m², with a large granite fireplace. It adjoins a fitted kitchen looking out over a terrace.
First floor
The upstairs landing provides access to two bedrooms, one of which has a dressing room, to a bathroom with a toilet and to a lounge, with parquet flooring, spanning approx. 35 m². The latter is extended by a terrace providing a magnificent view over the countryside and the sea.

The garage

This large building, spanning approx. 46 m², includes a shower room as well as a cellar, spanning approx. 30 m².

Our opinion

This nuisance-free, thatched cottage, with its garden overlooking the sea, is separated from the beach but by a reed bed, an invaluable ecosystem predominantly planted with reeds. These surroundings, now very rare, are an integral part of the well-known “Route des vents solaires” (solar wind route) running along this coastline, dotted with lagoons and tidal marshes, much appreciated by surfers and hikers using the GR34 hiking trail. Residents of this house, near to La-Torche Point, can experience a wide range of seaside leisure activities, not forgetting cycling and horse riding. The living space and the layout of the buildings are such that new owners would be able to undertake all kinds of family and/or commercial projects.
