A village house with a pleasant, high-walled garden
on the coast of the French department of Manche

In the market town of a seaside resort with the long, fine sandy beaches of the Cotentin peninsula, facing the Channel Island of Jersey.
It is easy to reach from Paris or Caen via the A13 motorway, 30 km away.
10 minutes from Lessay where all shops and amenities as well as primary and secondary schools are to be found.
5 minutes from the beach, in a narrow street of old houses in the market town.
A 10-minute walk from the seaside resort with the same name as the market town.
Near to one of the oldest fortified castles, built in the 12th century, and numerous manor houses dating from the English siege during the One Hundred Years War.

Set slightly back off a narrow street, this house with an outbuilding set at right angles, conceals its garden enclosed by high walls.
This traditional, regional, rectangular construction is built of pointed and exposed sandstone under a natural slate, gable roof.
Granite lintels and framing around the openings enhance two levels of living space under an attic floor.
The high walls, enclosing the garden, are built of shale and sandstone. They isolate the garden and prevent distant neighbours from looking into the garden.

The house

Ground floor
The ground floor comprises adjoining rooms.
The entrance hall leads, right, to a lounge which can be transformed into a bedroom, with a recent shower room and toilet, and then, left, to a kitchen, with a dining area, and to a lounge.
There is a fireplace in every room.
The floors are covered with cement, mosaic tiles, varying in colour from one room to another. The walls and ceilings are painted.
The garden can be reached from the kitchen via a gravel terrace, enhancing the entire facade.

First floor
Three bedrooms, a bathroom and a toilet are set out around the stairway landing; the master bedroom having its own shower room and toilet.
All are in a very good state of repair, courtesy of recent works. The walls and ceilings are painted; the floors are covered with sprung parquet flooring or sea-rush matting.

Covering all the lower floors, the attic space, reached via a stairway, could be converted into additional bedrooms and shower rooms.
Wooden flooring awaits the conversion works required to make this floor comfortable.
Skylights will have to be installed in the roof in order to increase the natural light that already comes in through two roof dormers.

The outbuildings

The outbuildings continue on from the dwelling at a slight angle. They are built of shale under a roof covered with terracotta, interlocking tiles.
Large wooden doors have been preserved and enhance the size of the areas.
Spanning a floor surface area of approx. 200 m², they are in a good state of repair and deserve to be integrated into the house by being transformed into living areas with high ceilings.

Our opinion

This attractive pied-à-terre is set on the Normandy coast, the preserved wild, natural surroundings of which extend down to the beach.
Tranquillity is guaranteed by these long stretches of fine sand with a view over Jersey, forming an invitation to explore the island reached by ferry from Barneville-Carteret.
A comfortable dwelling that residents can live in straightaway and take advantage of the good weather to come.
