Location

This property stands on the outskirts of a typical, little town, concealed in a valley in the French department of Yvelines. With woods and parklands, it extends over more than a hectare of land, crossed by the Vaucouleurs, an attractive river which, in the Middle-Ages, was considered to be miraculous and became a place of pilgrimage during periods of drought. Nowadays, the village has a number of shops and a primary school. With fibre-optic broadband cabling and soon to be within reach of new means of transport with the Greater Paris Area, numerous citizens are taking up permanent residence there.

Description

Several entrances on both sides of the river provide access to this property. The latter has everything needed in the way of a garden, with lawns, a vegetable garden, a wood as well as a meadow and a river. It is crossed by pathways, jetties and trails leading to every nook and cranny.
First of all, this estate comprises a main house, composed of two connected, 2-storey wings, including a converted basement; then, a habitable outbuilding with its garage and its cellar; a fully renovated, detached, annexe house and an open carport for three cars. With their flat tiles, their half-timbering and their steep roofs, the buildings reflect a resolutely Anglo-Norman style.
A meadow, concealed by the wood and with independent access, offers building land spanning approx. 1,000 m².

The main house

This house, comprising a main building formed by two wings set at right angles, above a garden level, is preceded by a gravel courtyard and a terrace. The exposed stone facades blend with the roofs, covered with old flat tiles, and the half-timbering of the walls. Balcony corridors and hanging, wooden terraces are reached via double, small-paned windows.
Inside, the house comprises eleven rooms laid out over three levels. These include an entrance hall, an open-plan kitchen, a dining room, a lounge, a study, three bedrooms and their respective bathrooms, dressing rooms and toilets, a laundry room, storage areas and the basement. The rooms on the garden level, reached via the outside, house the garden furniture during the winter and gardening tools.


Ground floor
At the top of a flight of steps leading to a porch, the ground floor has predominantly been renovated. Old parquet flooring has been restored in most of the rooms and some decorative features have been preserved, just like the many beams supporting the floors of the upper level. This floor is composed of adjoining rooms. The open-plan kitchen, with its numerous storage areas, is separated from the dining room but by a counter. The lounge, with its old parquet flooring, includes tall, wide, built-in bookshelf units, lining an entire wall on either side of a fireplace. At the end, the study faces several directions courtesy of its windows on either side. The house’s main bedroom is also to be found on this level. Illuminated via three windows, it adjoins a vast bathroom, with a bath and a walk-in shower under a vaulted stone ceiling.
First level
Reached via a stairway housed in the entrance hall on the ground floor, this level spans a single wing of the house. It is completely taken up by a vast bedroom, with a cathedral ceiling, an adjoining bathroom and a dressing room. It is illuminated via windows looking out over the garden and the woods.
Garden level
This level, reached from both outside and inside the house, combines living rooms and closed areas used for storing garden furniture, garden tools, etc. It discreetly features a vaulted bedroom, with a bathroom and toilet, and is totally independent from the house. A vast laundry room and a boiler room share the remainder of the floor surface area.

The outbuilding

A few metres from the main porch, a first outbuilding resembles the rest of the property, with its flat tiles, its half-timbering and its wooden balcony corridors. This building houses a lock-up garage and a workshop area on the ground floor. Upstairs are two successive rooms, with a balcony, which could be converted into bedrooms or offices. It could then be as easily used as a guest house as for professional purposes. A vaulted cellar in the basement could be used for laying down vintage wines.

The annexe house

Completely restored and separate from the main house and the outbuilding, this building spans a total of 90 m². It comprises a ground floor housing a function room, with a kitchen area, a separate toilet, a bathroom and a large, 24 m² bedroom. Upstairs are three bedrooms and a shower room, with a toilet.

The parklands

Spanning more than a hectare, the parklands include lawns, fruit trees, a vegetable garden, copses and undergrowth. Concealed under the trees, the river, spanned by a wooden bridge, forms a sort of natural boundary between the lawn and the undergrowth. The latter ingeniously conceals a little meadow. These parklands, criss-crossed with pathways, are an invitation to take a stroll or to go fishing at dawn.

Our opinion

With the stone turned golden in the sun, the lush vegetation in the Vaucouleurs valley and the soft crunching of the courtyard gravel, this property has something unusual, eternal and typically French. The house features a private interior that is both spacious and discreet. It blends the contemporary clarity of intelligently conducted renovation works with the rusticity of its original materials, thus instilling this age-old building with additional character that exudes the charm of old family homes. Outside, the garden and the parklands are big enough to include living areas where children can play without disturbing the ambient peace and quiet. All of which will delight past, present and future generations.
