In the midst of the old town of Antibes, a picturesque maze of narrow, predominantly pedestrian streets along which tourists and the local population love to stroll, are several rare period houses with a terrace providing a view over the bay and the Cape of Antibes. This peaceful district is very near to the sea and the beaches as well as the town centre and its well-known Provencal market.

Description

This stone and wood house, constructed around 1800 in one of the narrow, pedestrian streets running parallel to the sea, spans three levels under a traditional tile roof, supported by a triple cornice. It adjoins another building on one side up as far as the second floor. The ground floor comprises a workshop-storage room as well as independent studio flat which could provide rental income. On the top floor, reached via a south-facing terrace, a small sun terrace provides a 360° view over the sea, the Cape of Antibes and the town rooftops.

The house

Like most of the houses constructed in the middle of the historic town centre, this house was designed and built in a vertical manner, the land registry of the time granting but small plots. It spans 4 levels, including an independent ground floor. The rooms inside are spacious courtesy of their high ceilings which were ahead of their time. Another rare particularity is the layout of a small terrace set in the roof at the top of the building. The view is completely unobstructed. Constructed from local stone, this house is robust. The heavy oak wood beams, supporting the wooden floors, bear witness to this, whilst terracotta tile floors add to the period charm. The ceilings, individually worked on between the plaster and the old lathwork in the various rooms, are magnificent. Like a turret linking the floors, a spiral stairway goes vertically up through the house. Changing from wood to terracotta tiles depending on the floor, it elegantly features metal railings. This architectural feature is discreetly housed in a corner of the residence. Numerous cupboards built-in to the thickness of the walls make a minimum of furniture possible and thus provide additional living space. The first and third floors still have authentic fireplaces.


Ground floor
The ground floor, with its independent entrance that opens directly on to the street, comprises a small cellar or workshop and a studio flat, laid out under a vaulted ceiling. Spanning a floor surface area of approx. 20 m², it is fully furnished.
First floor
The entrance door provides access to a comfortable stairway leading directly to the first floor of the house which comprises a vast dining room, with a fireplace, and an adjoining kitchen, separated by a large wooden bar. The spacious kitchen is fully fitted. A large window looks out over a peaceful courtyard. A separate toilet is discreetly installed under the stairs.
Second floor
This night-time floor is taken up by two bedrooms and a bathroom with a window.
The bedrooms are notably fitted with large, built-in cupboards. The second bedroom features a bookshelf unit on one wall as well as a small desk set under the window.

Third floor
A daytime floor, this level comprises a living room, with a fireplace, opening all on a level on to a 15 m² terrace. This south-facing terrace is an ideal place for contemplating the sea, the Cape of Antibes, the sailing boats as well as the yachts that come and go, taking good advantage of the town’s beautiful beaches. The view at night is magical as the town and the Cape are illuminated by thousands of lights. A small outdoor kitchen makes it possible to prepare snacks and, above all, to have access to a water supply point. A retractable stairway goes up to a sun terrace, set like an enclave in the roof.
Terrace
Reached from the terrace via a little retractable stairway, this little area is ideal for setting out 2 deckchairs. Its panoramic view is totally unique.

Our opinion

It is rare to find a townhouse with comfortable-sized rooms, near to the sea, in the peace and quiet of a delightful, narrow, pedestrian street and, above all, with an unoverlooked panoramic terrace. This property forms a serene setting in a district with a pleasant local way of life. It is a wonderful haven that should be preserved, just a few minutes from the sea, in the heart of one of the French Riviera’s most authentic towns.
