A 19th century, traditional Bastide house with a sea view in a garden
planted with trees over one hundred years old in Carqueiranne

10 minutes from an airport, 15 minutes from a TGV train station and a motorway, 2 minutes’ walk from the shops, 5 minutes by car from the beach. On a small, secured and safe residential estate, in a seaside resort renowned for the mildness of its climate.

Once through the gates to the residential estate, it is possible to park in the street in front of the gates to the house or directly in one of the two garages set against the north gable wall of the house. The garden is planted with very old cedar, pine, cork oak, palm and mimosa trees which provide a glimpse of the sea. In front of the house on the south side, a large gravel terrace is ideal for taking the sun or meals when the weather is nice. It adjoins a lawned area where a swimming pool could be installed. Another area on the east side is ideal for taking breakfasts. The main white and pink facade features five windows, the middle one on the first floor has a balcony which acts as an awning for the heavy wooden entrance door. The second floor has three shed dormers, two of which provide access to the 4-sloped roof and the view behind the balusters.

The traditional Bastide house

This classical house has all the characteristics of a large, luxurious home.

Ground floor
The main entrance on the south side opens into a large vestibule at the end of which rises a stairway. A second entrance hall, lined with large cupboards is on the west side. A small bedroom on the west side, next to the laundry room, also provides entry to the house. This level, with its 4 m high ceilings, exudes a very pleasant feeling of spaciousness. The floors are covered with red terracotta, black and white or mosaic tiles. All three of the reception rooms have fireplacesand 2 windows; a French window in the library opens on to the east side of the garden. A dining room is on the west side. It features panelling and a serving hatch. A lounge on the east side is separated from an adjoining library by small-paned picture windows. The kitchen is typical with its large extraction hood, its Cassis stone sink and its old cooking range. A toilet is installed under the stairs.
A door leads from the kitchen directly into the garage on the north side and steps go down to the cellar, where the ceiling is of a reasonable height. It houses a boiler, an oil tank, a wine cellar and a room used for a multitude of purposes. The floors are covered with terracotta tiles and the ceilings feature jack arches.
First floor
The main stairway goes up to a large landing adorned with two arches and lined with panelling concealing cupboards. This level provides access to three south-facing bedrooms, the middle bedroom having a balcony, and another large cupboards. On the west side are a bedroom, with a wash-hand basin and cupboards, a bathroom and on the east side is a bedroom, with a bathroom. On the north side is a separate toilet. The floors are covered with terracotta tiles and the ceilings are between 3.5 and 3.6 m high.
Second floor
The wide stairwell continues up to the top floor with its sloping ceilings. It comprises a central, south-facing bedroom, and two bedrooms with fanlights on the north side as well as a small French window on the south side opening on to the roof on to a mini-balcony. One of them has a wash-hand basin. The low attic space all around is used as storage space.

Our opinion

This type of home is very difficult to find in such a setting. It portrays a delightfully traditional image, enhanced by the magnificent trees that stand in the grounds, where there is nothing to prevent the construction of another building or the installation of a swimming pool or an old-fashioned ornamental pool. In addition to these essential assets, this magnificent property, facing the sea, still has all of its original features and the visual comfort of its rooms is without equal, especially on the ground floor with its four metre high ceilings. Very sound and immaculately kept, it is in need of but a little attention. Its location is highly enviable for those seeking to spend part of the year on the coast in a tranquil ambiance that can easily be shared with numerous guests, the shops being nearby and a bus route providing direct links between the house and the TGV train station.
