Location

This villa, near to Valbonne and Roquefort-les-Pins, is in a discreet no-through road which is totally quiet, despite being just a few minutes from the town centre and its amenities.
The town is appreciated because of its location and its ease of access from Sofia-Antipolis, Valbonne and Nice.

Description

This villa was built all on one level in the 1970’s. Its architecture reflects that of central America, giving it an air of a hacienda.
Visitors are welcomed by a long white wall, topped with Roman tiles and bordered by tropical plants. Once through the entrance, they find themselves directly on a vast patio, surrounded by a balcony corridor, supported by thick wooden piers. This area provides direct access to the reception areas and a kitchen. A second patio, on the east side, is just as big and, facing a row of bedrooms, is enhanced by a large, tiled swimming pool set in the midst of a wooded garden.
Parklands, behind the villa with mountain foothills as a backdrop, extend over more than 6,000 m². They are planted with olive trees, hundreds of years’ old and miscellaneous Mediterranean species.

The villa

This 430 m² villa is laid out all on one level.
Its first vast patio provides direct access to a triple, through living room, set between the inner courtyard and the parklands which can be glimpsed through the picture windows.
The interior areas are sober, rectilinear and white. Solid wooden doors, some of which were recuperated from a Mexican abbey, are their only decoration. The floors are covered with old tiles or miscellaneous types of good quality tiles. The bathrooms are also tiled, providing a touch of colour in this neutral world.
A long corridor leads from the living room to the night-time area which includes six bedrooms, each with its own private shower room. Right at the end is a master bedroom, with a study, a small terrace overlooking the parklands, a large marble bathroom and an immense dressing room.
Most of the bedrooms lead directly out to the second patio and the swimming pool.
Behind the kitchen is a cold room, a laundry room and other storage areas as well as a completely independent bedroom.


The parklands
6,400 m² of parklands stretch out behind the villa.
They are planted with about 37 olive trees, hundreds of years’ old, as well as numerous other species of trees and bushes.
This shady, verdant haven is also dotted with two small garden chalets, a French bowls pitch and a wooden swing.

The swiming pool
The large, 17x7 m, tiled swimming pool is surrounded by lawns and trees.
Garage
A garage and a carport are to be found at the entrance to the property. It is also possible to park a number of vehicles along the outside of the perimeter wall.

Our opinion

Originally set out all on one level around two vast patios, this villa spans large surface areas both inside and out. Its hacienda style makes it easy for residents to move around between the numerous, miscellaneous areas and creates a pleasant private and relaxing atmosphere. The sky and hills in the background provide a highly fascinating panoramic view.
The peaceful charm of this unusual property makes it a quiet haven just a short distance from the surrounding towns.
