dominating a lake in Central Var

Location

In the centre of the French department of Var, a vine-growing region, 35 minutes from Toulon, a TGV train station and Toulon-Hyères airport; 80 minutes from Nice airport. On the outskirts of an authentic village with its lake and its little shops.

Description

This holiday home was built at the end of the 19th century on terraced land bordering a lake. It can be reached via the banks of the lake, with the possibility of parking the car in a garage, or via a lane leading to the rear of the house where a large area is used as a carpark. The grounds, spanning 2,440 m², comprise several levels of terracing, two of which are in front of the building, providing access down to the lake and the garage. An area on the north side with a small pool, used for swimming, could be extended courtesy of an adjoining water storage tank.
The house’s large balconies and terraces provide views over the lake as well as the castle and the church opposite. A bore-hole and a well supply water for watering the garden.

The house

This house, spanning approx. 220 m² of living space, dominates the lake. The hip roof is edged with a double overhanging cornice, apart from on the south side which features a single cornice. Most of the floors are covered with parquet flooring.


First floor
The entrance door, set in the north facade of the house, opens directly on to a terracotta-tiled landing on the upper floor, from where a double wooden stairway leads downstairs. This level comprises three bedrooms, including one with a shower room and toilet, as well as another one with a bathroom. They open on to a large south-facing balcony via four windows topped with sculpted heads. This level also has a separate toilet.
Ground floor
A first flight of steps leads down to a dining room with a fireplace and cement floor tiles. A second flight then continues down to the double lounge, with its fireplace, the two sections of which are separated by an archway. These rooms open on the south side on to a large terrace running the full length of the house. The kitchen is on the east side whilst, the west side comprises a bedroom with a shower room and toilet. This floor also has a separate toilet.
Garden level
The garden level comprises cellars, spanning approx. 55 m². They open on the south side and could be transformed into a separate dwelling.
Outbuilding
The outbuildings comprise a lakeside garage, spanning approx. 50 m², a small, traditional long farmhouse, 20 m² of storage space located near to the small, old-fashioned, 5x2 m swimming pool, an 18 m² greenhouse, a boiler room and approx. 50 m² of miscellaneous storage areas.

The 2-roomed flat

This 2-roomed flat, with its separate entrance, is in a small wing on the west side of the house. Spanning approx. 50 m², it comprises a main room with a kitchen area, a bedroom and a shower room with a toilet.

Our opinion

The view is magnificent from the top of this family residence, full of charm as well as nooks and crannies. It is in an ideal spot for its residents to recharge their batteries. Set out in the peace and quiet along the lakeside, it is nevertheless on the outskirts of an authentic village, with all the shops and amenities required for everyday living, in a region renowned for its vine-growing. This house is still in its original condition and is, therefore, in need of some renovation works but advantage of its vast extension potential could be taken at the same time.
