In the midst of the Graves appellation area, 20 km south-east of Bordeaux via a secondary road. This property is near to a town centre and its shops as well as an SNCF train station providing 20-minute links to Bordeaux, with more than 10 return journeys per day.
This detached house, reached via an alleyway, is entered by a first entrance hall opening into a dining room and a large fitted kitchen with a corner stone fireplace. Then the former main hall opens into a lounge with a marble fireplace, chevron pattern parquet flooring and ceiling moulding. A stone stairway leads up to a partial first floor comprising two bedrooms, one of which spans 18 m². Both have a bathroom. A separate toilet is on the landing.
The wine-making office building
A tasting room, overlooking the road, comprises a toilet and a basement storeroom spanning a floor surface area of 25 m² which is used for storing bottles. The atmosphere of the building is marked by its exposed stone, its parquet flooring and its stone fireplace.
It is followed by offices and an unused area comprising a large room on the ground floor and an entire flat with four bedrooms upstairs. The total floor surface area is approx. 377 m². This building awaits full renovation works.
The wine-making facilities
Following on from the house, a storeroom is extended by buildings used for storing bottles and a bottling plant.
A short distance away stands a large building housing a 350 m² concrete vat with a capacity of more than 2,000 hl. A covered platform for receiving harvests and a 25 m², underground fermenting room are set out on either side. At the other end is a 320 m² metal farm shed for tractors and, lastly, a small garage.
On the edge of the property are two houses with separate entrances; both are currently rented out. One of them, spanning 140 m², has been renovated. It comprises two 18 m² bedrooms, a bathroom and a toilet which precede a large lounge-kitchen. There is a large cellar in the basement. The other house, spanning more than 170 m², has a garage, spanning more than 80 m². It comprises a living room, two bedrooms with shower rooms and a study spanning almost 75 m².

There is a clear contrast between the industrial buildings with their metal frameworks and the older, stone houses. Although in need of a lot of attention, this estate has great property potential enhanced by the proximity of a town centre and that of Bordeaux, just a few minutes away by train. The Graves appellation vineyard spans a respectable surface area of land, valuable from a qualitative and a quantitative point of view.
