Approx. 30 km to the south of Bordeaux, in a vine-growing landscape crossed by streams. Easily reached via a secondary road. Near to a town. Shops and schools are less than 5 km away. Saint-Emilion, classified as a World Heritage site by Unesco, is 20 minutes away.
The main house
This 2-storey house comprises an exposed stone building and an outbuilding set at right angles, with sections on the ground floor and others on a mezzanine. The facade features highly original door architraves. It is enhanced by a dovecote, the roofing framework of which dominates the property. The full renovation works carried out less than five years ago preserved all the old features.
The main facade comprises two entrances. The central entrance hall provides access, on the right-hand side, to a dining room, with a Louis XVI fireplace adorned with fluting. It opens into a 27 m² fitted kitchen and its storeroom. Modern decorative features made of noble materials were used for renovating a 28 m² lounge.
At the end are a 30 m² master bedroom, with fir wood flooring laid on floor joists, a 14 m² shower room and modern dressing rooms.
A few steps in a corner of the house lead to a dining room, adjoining a large, 29 m² laundry room.
The upstairs in the main section comprises 3 private bedrooms with their new shower and dressing rooms. Fully renovated and under the rafters. Exposed roofing framework. A section of the upstairs is taken up by a 62 m² attic. In the corner above the laundry room is a 26 m² dormitory.
The wing of outbuildings
Separate from the main building, a first bedroom with a bathroom and a separate toilet, laid out above the dining room. It is followed by a bedroom, with a mezzanine and a shower room, as well as a small, 2-storey bedroom, with its shower room, isolated from the rest by a dovecote awaiting renovation.
The 215 m², expose stone wine storehouse, awaiting conversion, stands facing the house. Behind it are a ten metre long swimming pool and a 24 m² pool-house. A 147 m² farm shed has a metal framework with an Everite and Roman tile roof. Permanently closed on three sides, it is used as a garage and a storage area.
Total surface area 18 hectares.
Annual production: between 120,000 and 130,000 bottles.
Red vine stock: Cabernet franc, Cabernet sauvignon, Merlot, Cot.
White vine stock: Sauvignon, Sémillon.
This superb, exposed stone residence simply exudes nobility. The basket handle arched openings and the robust dovecote tower give it its aristocratic air. The extremely tasteful inside is sober, almost minimalist in style, combining old features and contemporary decor. The recent renovation works mean that new owners can move in straightaway. The proximity of Saint-Emilion and its ease of access are major assets, as is the possibility of optionally purchasing an additional 17 ha from a neighbouring property. The appearance and the structure of the property would tend to indicate that it is ageing very well.
