castles / chateaux for sale - gers - in the gascony countryside

A perfectly restored castle in more than 13 ha
in the Gascony countryside near to Condom

Location

This castle, out of sight of onlookers and away from any noise, is set in the heart of the countryside and yet near a road leading to Condom in but a few minutes. It dominates a little verdant valley where horses graze peacefully.
The proximity of a small town, with all amenities and all shops as well as Agen (airport with daily links to Paris and Great Britain, TGV train with 3-hours links to Paris as of July 2017), is a great asset.

Description

This castle is bordered by a lane rising from a little valley. The west facade appears at the top of a steep slope. It is flanked at one end by a square tower and, at the other, by a watch-tower with a candlesnuffer roof. Said facade solemnly features mullioned windows. The access lane then reaches a flat area where, beyond a set of gates elegantly attached to a low wall, the courtyard side of the castle comes into view, together with its outbuilding, standing at right angles. This outbuilding houses bedrooms upstairs, a 2-storey studio flat and the caretakers’ accommodation. Both buildings look out over parklands, planted with four central cypress trees that delimit a round ornamental pool. Facing the castle’s east facade, a shady alleyway is lined by a double row of lime trees.
A passageway laid out through the outbuilding leads to an area out of sight of onlookers as if jealously guarding its privacy. A terrace sheltered by a few chestnut trees makes an ideal spot for taking meals outside in the summer. Distant, majestic cypress trees define the outline of further, secret parklands, worthy of any kind of tryst. From privacy comes even more privacy would appear to be the project that this property designer had in mind. The grounds also conceal a vegetable garden and a greenhouse. A short distance away are a swimming pool and a pool-house, with its hip roof protecting the water filtration system. Beyond that is a tennis court.

The castle

This castle is not only sober but also majestic. It spans three levels under the rafters. Courtesy of its relative narrowness, the rooms are both cosier and brighter than in other castles and chateaux.
The east and west facades contrast essentially because of the views provided of the outside. The rising sun illuminates a large, well-laid out, level entrance area, whilst the setting sun bathes a stone paved terrace running alongside the building, forming a kind of belvedere looking out over a steep landscape.
A Renaissance style, stairway tower, set in the middle of the facade, provides access to the various levels. On either side are several mullioned windows with moulded pilasters; above, an entablature. Below the window sills are two triglyphs, like corbels. Dressed stone features, sheltered from the elements have remained intact. The stone has a whiteness like that of Lectoure. Although the tower roofs are covered with small flat tiles because of their steepness, the other roofs are covered with traditional Roman tiles.
It is in pristine condition inside and outside.

First floor
The stairway tower goes up to a corridor, with the traditional brick-red floor tiles. It provides access to a first bedroom, the ceiling of which features a modillion cornice. The adjoining bathroom is set in the square tower. An old fireplace is topped with a Louis XVI trumeau. These are followed by four bedrooms, each with its own bathroom and toilet. Two of them feature a floral motif decorating the ceiling cornices. All, apart from one of them, have terracotta floor tiles. The last one has old flooring made from poplar wood, another traditional material.
Second floor
This top floor is naturally the highest as well as the brightest and the most airy. It comprises two vast bedrooms with through light, each with its own bathroom, either set in the tower or in the watch-tower with its candlesnuffer roof. The layout of these rooms results from the lack of a corridor. The entire floor, with the exception of one of the bathrooms, has nailed, poplar wood flooring. The patina of time has given it a warm, light golden hue. This floor also has very high ceilings (approx. 3.90 m).

The outbuilding

This traditional, long farmhouse, standing at right angles to the main residence, spans two levels, the second of which communicates with the first floor of the castle. It comprises the guest bedrooms. This outbuilding houses the section which is possibly the oldest on the property: the base of a round tower is currently included in what has become a kind of storage area and large garage. Said traditional, long farmhouse is crossed by a passageway which links the level entrance area to the wooded parklands on the north side. The caretakers’ accommodation is contained in this building, the large size of which is a sign of the importance given to the functions housed therein. An awning, currently in used as a carport, has been harmoniously added to the building.
The through passageway has resulted in the rooms contributing to its comfort being laid out on the castle side: a projection room, a bedroom with a bathroom, a discreet storeroom as well as a perfectly operational laundry room.

Our opinion

Its noble facades, its towers as well as its refined decor, inside and outside, give this castle a proud appearance. It is filled with copious amounts of light. The spaciousness of its rooms and grounds are not to be feared as everything is in pristine condition, providing an extremely pleasant way of life. As regards leisure activities, residents simply have to choose between reading in a library which is difficult to leave, nature, sport, meditation of the miscellaneous landscapes as well as spending time with family and friends in this comfortable home.
