A 19th century chateau, converted for a bed & breakfast activity,
near to a small town in the Loire area

Location

Between Laval and Angers, on the outskirts of an urban area with all shops and amenities, not far from the main communication routes. The region is attractive in many respects, both from an economic and a tourist point of view.

Description

This chateau, constructed in the 19th century in keeping with a classical design over three levels, stands in a verdant setting, away from all nuisances. Easy to get to, this property is but 200 m from a secondary road. Its location and its layout make it an ideal site for a commercial activity. This property, extending over 3 hectares, includes the actual chateau, two other buildings converted into holiday accommodation units, a small chapel, an enclosure with grasslands for animals and parklands.

The chateau

The exterior walls of this chateau, with its granite lower sections standing over a cellar, are constructed from rendered quarry stone blocks. The string courses, quoins and framing around the openings are made of freestone. Two wings flank either side of the central building with its terrace. A tower adjoins the rear of the building which is topped with a natural slate roof. It spans a total floor surface area of approx. 600 m².


Ground floor
A vestibule, with parquet flooring, houses a marble fireplace. It provides access, on the right-hand side, to a dining room, spanning approx. 60 m², with herringbone pattern parquet flooring under a stucco ceiling with rosettes, which precedes a kitchen area. The vestibule leads straight on into the restaurant room which has parquet flooring, a marble fireplace and wainscoting. This room is extended by an aluminium-framed veranda. On the left-hand side of the entrance hall is a reception room with terracotta floor tiles under a ceiling with exposed beams. This is followed by a beauty treatment area that includes a cubicle for providing massages and a toilet. This room, with its floor tiles, was recently renovated. After this comes the private section, the kitchen, an extension room spanning more than 100 m² as well as a superb veranda, aligned perfectly with the chateau, and lastly a linen room and toilet. Above the private section are three bedrooms and two bathrooms. The top floor is taken up by a recently renovated, private, 60 m² flat.
First floor
The wooden stairway goes up from the vestibule to a landing that provides access to a room with parquet flooring and a fireplace, a bathroom and a second room with a fireplace. It also leads to three bedrooms with parquet flooring, private bathrooms and marble fireplaces.
Second floor
This landing leads to four bedrooms, each with its own bathroom.
Cellar
This level, reached via the inside, houses a boiler room and various storage areas.
Reception building
This consists of a large holiday accommodation unit constructed from lime-rendered stone under a slate roof. It has been totally renovated, both inside and out, using quality materials. The ground floor, with its private terrace, comprises a large room, a bedroom and a kitchen. Upstairs are four more bedrooms, each with their own bathroom and toilet. It can sleep sixteen people. Its sanitation system comprising a mini sewage treatment plant is new.
Reception building
This totally renovated little holiday accommodation unit comprises a living room, a bedroom and a bathroom with a toilet. This house has its own small garden.
Cottage
A wooden, horse-drawn caravan, with sleeping quarters and a Jacuzzi, has been set up in the parklands near to the chateau.
The swiming pool
This recent, good-sized swimming pool is enclosed and heated. It undergoes regular servicing.
Chapel
This small, recently renovated edifice, with cement floor tiles and stained glass windows, is in a very good state of repair.
The parklands
Predominantly extending over a surface area of 3 ha behind the chateau, these parklands are planted with miscellaneous old trees as well as fruit trees. A vast enclosure with wooden rail fencing has been set out for members of the horse family. The parklands are immaculately kept.
Garage
A vast stone-lined carpark can take up to 80 vehicles.

Our opinion

Standing on the outskirts of a pretty little town in the Loire area and on the border of the region around Angers, this chateau has been well-known, for a number of years, courtesy of its bed & breakfast and seminar activities. Its location, ideal in this respect, is an unbeatable asset which is enhanced by the numerous conversion works that were recently carried out. Such a reputation, together with these new additions, makes it possible for those wishing to take over the business to envisage scope for development.
