Location

In the area around the historic capital of the Anjou region. Looking down on a protected nature reserve, near to large botanical gardens and a golf course. Five minutes from the town centre. All shops, amenities (hospital, university, theatre, etc.) and public transport (tramway, etc.) are nearby. The town can be reached via TGV train with more than with more than 10 return journeys per day to Paris. It is also near to the A11 and A85 motorways.

Description

Gates, flanked by two freestone pillars, open on to a driveway, near to which stands the caretaker’s cottage. The driveway, which forms a loop, crosses the parklands to a parking area and then goes around the chateau and the outbuilding before returning to the property entrance. The chateau stands in the middle of the parklands. A back terrace, with a swimming pool, dominates the vast landscape and looks out over the protected nature reserve.

The chateau

This chateau is built of freestone and brick. It spans four levels, including a garden level, and is topped with steep slate roofs, featuring roof dormers. A projecting stairway, tower with its own slate roof, adjoins the south facade. The north facade has a terrace on the first floor, reached at each of its ends by stone steps. This terrace is flanked by two bow windows, topped with balconies. The French windows in the central section of the second floor also open on to a balcony.


Ground floor
A vast, central entrance hall, with herringbone pattern parquet flooring, provides star-shaped access to the reception rooms and the kitchen. On one side, a wooden, single flight, quarter-turn stairway, with wrought iron railings, is housed in the tower. A lift, which goes to all floors, and a toilet can also be reached from this entrance hall. The three large reception rooms also feature parquet flooring, laid either in a herringbone or a randomly matched pattern. They all have moulded ceilings and marble fireplaces, two have bow windows.
Garden level
This floor is all on a level with the swimming pool terrace. It comprises a bedroom, with a bathroom, an exercise room in an old, freestone vaulted room, a linen room, a boiler room, a swimming pool machine room, a room currently not in use, a shower room and a toilet.
First floor
The landing provides access to five bedrooms, all with a shower room or a bathroom and a toilet. Some have a marble fireplace and a balcony. There is strip pattern parquet flooring throughout this level.
Second floor
The second floor landing provides access to five bedrooms with shower room and toilet. Two of these rooms open on to a balcony.

The caretaker’s cottage

This cottage, built of freestone, brick and stone, comprises a ground floor, topped with attic space under a slate roof. It comprises three rooms spanning a total floor surface area of 60 m².

The outbuilding

This outbuilding, built of rendered stone and quarry blocks, comprises a ground and a first floor under attic space with a slate gable roof. It features freestone, with regularly spaced brick string courses, forming the quoins and the framing around the openings. A central projection extends up into the roof, as do two facade dormers on either side. It comprises a 60 m² studio and a 50 m² garage on the ground floor. Upstairs are two bedrooms with a shower room and toilet as well as an attic.

The parklands

The parklands, spanning a surface area of 5.75 ha, are planted with numerous trees of miscellaneous species, such as evergreen oak, cedar and sequoia, and dotted with copses of shrubs and flowers. The swimming pool terrace looks down on grasslands. The open lawn area, near to the entrance, provides some amazing points of view. The parklands are fitted with a lighting system. The entrance gates are remote-controlled via a videophone security system. A well, an orchard and a wood complete this property.

Our opinion

This property, with its air of a seaside villa, is in an outstanding countrified setting whilst in the immediate proximity of the town centre. It dominates a vast protected, natural area, representative of the countryside in the low, local valleys. The town of Angers, crossed by the river Maine and near to the banks of the river Loire, is renowned for its mild climate and the quality of its way of life. This property, in pristine condition, can be lived in straightaway. It can equally well be used for private or professional purposes.
