Location

Amidst the marshland, on the banks of the river Garonne, thirty or so kilometres to the south of Bordeaux. Some ten minutes from a town with all shops and a TGV train station with daily links to the administrative centre of the French department of Gironde.

Description

This property spans a three hectare plot on the edge of the Garonne with its own private fishing hut. It is reached via a network of little roads crossing the canals. The parklands are wooded and enhanced with two ponds.
This house consists of a single building spanning approx. 876 m² of living space. It has been renovated in keeping with its original 18th century style. It comprises five bedrooms, with comfortable bathrooms, as well as a semi-professional kitchen. It also features a swimming pool, an awning and an annex building.

The main house

This traditional “Chartreuse” house dates from the 18th century. Eleven bays are symmetrically arranged on either side of the central bay on the main facade, topped with a pediment. The first or “noble” floor, featuring exposed stone, is constructed on plainer lower sections. The entrance is marked by its horseshoe-shaped stairway.


First floor
The stone porch of the double stairway is home to a large French window which opens into a 67 m² lounge, with parquet flooring and a fireplace. A dining room, on the left-hand side, has an open fireplace, in front of which are laid Roman mosaic tiles. Next is a lounge with its original Louis XVI white marble fireplace adorned with decoration evoking the maritime history of the house. A dining room, with parquet flooring and an old fireplace, can be reached via the lounge, set in the corner of the house. These are followed by a kitchen, with a rustic stone fireplace dating from the 18th century. A spiral stairway goes down from here to the semi-professional kitchen on the ground floor.
The bedrooms are reached via corridors running through the centre of the house. A first bedroom, with a bathroom, is accessed via a private corridor and decorated with old panelling. A door connects it to another bedroom. The entrance lounge opens, via double renovated doors, into a corridor, lined with black English style panelling, which leads to four bedrooms, spanning between 25 and 35 m², and their bathrooms, one of which has a shower and a spa bath. This corridor also houses a stairway going down to the ground floor.
This first floor features very high ceilings, old parquet flooring and original decorative features.

Ground floor
One section of the ground floor can be lived in whilst the remainder of the space is still laid out as storage cellars.
The habitable section comprises a semi-professional kitchen, spanning approx. 47 m², in which the old stone burial chambers are now used as storage areas. This kitchen provides access to the swimming pool deck. It is followed by a set of rooms with a bedroom and a bathroom opening on to a large lounge. Said lounge, in turn, provides access to a recently renovated video lounge.
The cellar and storage areas span a total of more than 200 m². A door which could be condemned opens into a small adjoining house.

Our opinion

The thick stone walls of this residence are still steeped in history. First-class renovation works, integrating very discreet modern-day home comforts, have preserved its original features. These premises exude a delicate balance between the power of the river and the tranquil strength of the house, the dominant position of which was carefully chosen.
The ground floor still has conversion potential. The brutality of the river is enough to make residents forget that Bordeaux is less than 30 minutes away.
