A 19th century chateau and its lake
amidst French bocage countryside in Ille-et-Vilaine

Location

In the east of the French department of Ille-et-Vilaine, between Rennes and Fougères, in a region dotted with villages which still have all of their character. The French bocage countryside comprises quickset hedges and old slopes planted with superb trees. This property, equidistant from two towns, is near to all shops and amenities required on a daily basis. There is a good road network which makes it possible to reach the Brittany coast very quickly.

Description

This property is near to a small market town with several shops. A little country lane provides access to the entrance gates which open on to a superb alleyway leading to the front of the house, facing a lake. The land is bordered by vegetation which naturally conceals the residence from any nuisances.

The chateau

This building, constructed in 1850 on the site of an old manor house, is topped with a slate hip roof, crowned with a bell-tower. It spans four levels, one of which comprises converted cellars. The rectangular, north-east-facing facade looks out over the lake. Its rear, south-facing facade contemplates a small garden. The rendered, sandstone quarry block walls feature brick framing around the openings. The quoins are made of granite. A pavilion adjoining the central building is used as a garage.


Ground floor
An outside, stone, horseshoe-shaped stairway provides access to a vestibule, with floor tiles, which leads, left, to a luminous, 26 m² lounge, with a fireplace and moulding. It has recent floor tiles, featuring inlaid decoration, just like all the rooms on the ground floor, with the exception of the entrance hall. Said vestibule leads, right, to a dining room, spanning the same floor surface area as the lounge, heated via an elegant Loire stone fireplace. It precedes a 15 m², fitted kitchen and a study, with parquet flooring. From here, it is possible to directly access the garden via a stairway in the corridor. This floor also includes a toilet and an indoor stairway going down to the basement.
First floor
A winding wooden stairway leads up to the first floor landing which provides access to a bathroom and three bedrooms. Two of said bedrooms are separated via a shower room with a toilet as well as a hanging space. This level is predominantly covered with parquet flooring. The average floor surface area of the bedrooms is 20 m².
Second floor
A hall area provides access to three bedrooms, one of which spans 26 m², with parquet flooring and indoor shutters. It also leads to an 8 m² dressing room and a bathroom with a toilet. The attic is reached through a trapdoor.
Basement
This level can be reached from the inside and from the outside. It comprises a billiards’ room, a study, a wine cellar and a boiler room with a boiler in good working order. This chateau is predominantly heated via a high-temperature, air-to-water heat pump; the oil-fired boiler being used as a backup during very cold weather. This basement level is tiled throughout.
The parklands
The parklands, spanning a surface area of 19,600 m², include miscellaneous lawns and a 4,000 m², spring-fed lake which can be drained courtesy of a sluice-gate. They are planted with tall, majestic trees which are reflected in the water above some very old rhododendron bushes. An orchard and a kiwi grove are on the south side.
Garden shed
This building is used for storing tools. It also includes a dog kennel.
Awning
A large covered area set out near to the chateau can be used for parking several cars.
pavilion
This building, adjoining the chateau and built in a similar style, features cement floor tiles. It is used as a workshop and a garage.

Our opinion

Small in size but big in style, this chateau has well-proportioned rooms which make it possible to take full advantage of the house without having excessive maintenance costs. Over recent years this residence has undergone works involving the heating, the sanitation system, the electrical wiring and the plumbing such that it is now a perfectly comfortable and pleasant place to live. Invigorated by the little lake, the parklands comprise immediately appealing surroundings, dotted with some superb trees where numerous birds nest. Just an hour by car from the beaches, not far from Rennes, Brittany’s capital, and from Fougères, a delightful historic town, this chateau could also be used for some kind of a hotel and catering project.
