Location

Near to a small village with local shops. 10 km from a slip road for the A87 motorway. 32 km from Cholet and 45 km from Angers.

Description

This property is on the outskirts of a village. A country lane crosses a wood before reaching the entrance gates which open on to a driveway leading to the old courtyard of the manor house with its access porch. This courtyard, currently planted with a lawn set out around a fountain, is flanked by two symmetrical outbuildings standing on either side of the manor house. It is bordered on its fourth side by moats, crossed by a little wooden bridge. The wine storehouses consist of two buildings set at right angles at a distance from the outbuilding on the east side of the main residence. Behind the manor house on the north side extends large wooded parklands, a wood crossed by a stream and a lake. A partially wall vegetable garden and an orchard with several hundred fruit trees are behind the wine storehouses. The vineyard extends in front of the manor house.

The manor house

This rectangular building was constructed from brick and stone in the 19th century. It spans a garden level, a ground floor, two upper floors and a level under the rafters, all topped with a slate, gable roof. The contour and profile of the facades reflects the “Troubadour”, neo-medieval style. On the first and second floor levels, all four corners feature a watchtower with corbelling and a candlesnuffer roof. This manor house is surrounded by terraces, with two very large ones on the sides, reached via a porch way laid out in front of each facade.


Garden level
This level can be reached via several French windows. It comprises cellars running under the manor house; two large rooms set under the side terraces used for storing bottles, receiving customers and wine tasting. In the centre is a large fitted kitchen that looks out over the parklands.
Ground floor
The vestibule, set in the centre of the manor house, includes a three-flight, stone stairway, with intermediate landings and an ogive ceiling, which leads to the various floors. This room provides access to two reception rooms as well as to a small kitchen and to a toilet. All the reception areas feature strip pattern parquet flooring, moulded ceilings, marble fireplaces and French windows opening on to the front and back terraces.
First floor
The landing room, laid out as a library, provides access to a toilet and to two suites, each with its own shower room and toilet. There is parquet flooring throughout and the rooms have marble fireplaces.
Second floor
This landing room provides access to a toilet, a shower room and two suites, each with space in the turrets for the installation of a toilet as well as a shower room.
Third floor
This level comprises two attics.

The outbuildings

The outbuildings comprise:
- two buildings set on either side of the manor house, divided into three dwellings and spanning a total floor surface area of approx. 300 m², including accommodation for a caretaker. An old cowshed and a shed.
- a 65 m² barn, standing near to the driveway leading to the manor house.
- a workshop and a shed standing near to the wine storehouses.
- the old wine storehouse (90 m²) housing more than ten masonry vats and a press-house (40 m²).
- the new wine storehouse (300 m²) with seven masonry vats, an endless screw and a press-house.

It extends over 22 hectares.

Our opinion

This curvy, colourful manor house is a wonderful illustration of the vast architectural movement at the beginning of the 19th century which featured a highly imaginative half-medieval, half-Renaissance style. The resulting “Romantic Troubadour” image is further enhanced by its peaceful setting in the south of the Anjou region, between Angers and Cholet. With its large windows overlooking the parklands and the vineyard, this property offers one of the most stimulating daily views to vine enthusiasts who will much appreciate the comfortable residence which, although in need of some attention, is in a good general state of repair. The potential linked to the outbuildings could also be used for launching a hotel and catering business.
