Location

Menton, renowned as the lemon capital and a mecca for the French art of living between France and Italy, has attracted and still attracts many people, all wanting their own little part of this paradisiacal haven. The hills around the town abound with properties that have replaced most of the old forests. Fortunately, some vast natural expanses still remain.

Description

The panoramic view from the property spans from Italy to the old town, courtesy of its location on the hill looking down on the port of Menton. The vegetation is so lush here that it can be seen from the sea road.
In the past, olive, lemon and mimosa trees as well as vegetables and flowers were grown on the heavily terraced land. A little house was at the farmers’ disposal, together with two wooden sheds.
The main entrance is set on the heights of the plot, but a passageway with gates, right at the bottom, makes it possible to reach the sea and the town on foot.

The house

This house, constructed in 1925 with thick walls and a functional layout, was intended to house a farming couple.
The ground floor comprises a kitchen, a living room and an annex room. A concrete stairway goes up to the first floor which includes a bedroom and a bathroom. Several fireplaces adorn the rooms. A cellar, backing on to the rock, below the lounge, can be reached from the outside. This house is pleasantly cool in summer, and tempered during the winter courtesy of the bedrock on which it is built.
With the exception of its first-rate carcass, this house is dilapidated and in need of full renovation works.
New buildings cannot be constructed here as this site is in a “Zone rouge” (red zone). New owners will, therefore, have to envisage a clever, but sparing optimisation of the actual building in order to abide by this constraint.


Store room
Two small houses, built of wood and tiles, probably used for storage purposes, are to be found a short distance from the house. They are both in need of major renovation works.
Orchard
This property’s main asset is undeniably its surface area which is exceptional for this district.
Then, from any spot, there is a spellbinding, plunging panoramic view of the bay. The steep hillside is laid out in curved terracing, forming long plateaux of various sizes that can still be glimpsed through the lush, overgrown vegetation. The fertile soil and Menton’s legendary climate have ensured the preservation of all the trees. Surface vegetation covers the ground.
The plant layout and development plans, nevertheless, show strict planting outlines for the fruit trees which are but waiting to be given a new lease on life. There are a hundred or so one hundred year old olive trees as well as dozens of lemon and mimosa trees.
A source of water, hewn in the rock, feeds two water storage tanks which make it possible to water the land free-of-charge.
An access path weaves between the successive areas, winding its way to the little house, in the lower section of the property. A right-of-way leads from there, making it possible to reach the port and the beaches in just a few minutes via the prestigious Boulevard-de-Garavan.

Our opinion

Such verdant expanses are extremely rare in this popular, long sought-after sector. It has been preserved so far by statutory constraints which have to be praised, even though they still apply to this property. Any new project will have to feature vegetation. This spot would lend itself equally well to the creation of a botanical garden, enhanced by its site, as to the planting of fruit trees. Its classification as a “Zone rouge” (red zone) does not allow for any new constructions which is all the better for these natural surroundings. The house, already on site, could be renovated. Its major asset will be its inviolable view. Furthermore, a hundred olive trees, just a stone’s throw from the old town, await a new lease on life.
