Location

In the east of the French department of Côtes-d'Armor, between Dinan and the fast road running along Brittany’s north coast. In a region dotted with villages which still have all of their character. The French bocage countryside comprises quickset hedges and old slopes planted with superb trees. Although standing in the midst of the countryside, this property is not far from all amenities necessary for everyday living. There is a good road network which makes it possible to reach the coast very quickly.

Description

This property is but 2 kilometres from a little market town with a few shops. It is reached by turning off a little country road on to a lane leading solely to this residence. Fields, slopes and small woods constitute the nuisance-free surroundings.

The manor house

This rectangular building, with its slate roof, was constructed in the 15th as well as the 17th century and was then extended. The main, south-facing facade looks out over a small lake, now dried up, and over a superb row of trees. The rear facade overlooks a lawn. The granite walls feature several openings with wrought framing.


Ground floor
The entrance hall, with its granite flagstones, houses the stairway.
On the left-hand side, on the west gable, a vast dining room comprises Burgundy stone floor tiles and a fireplace.
Straight on from the entrance hall is a modern kitchen with floor tiles.
On the right-hand side, a comfortable lounge features floor tiles and a fireplace. It precedes a second entrance hall providing access to a shower room and a toilet. A hall area leading to an entrance lobby on the north side provides access to a boiler-laundry room, a room in use as a workshop and a cellar.

First floor
On the right-hand side of the landing on the east side are a study, a bedroom, a bathroom and a dressing room. On the left-hand side, following a few steps, a hall area provides access to two bedrooms, a shower room, a toilet and a bedroom, with a bathroom and a dressing room.
Second floor
This level comprises a vast, pleasant room and attics.

The outbuildings

Adjoining and communicating with the manor house, an enclosed and covered floor surface area of approx. 75 m² notably comprises 2 horse loose boxes, both spanning 10 m². Another building, spanning a ground surface area of 53 m², awaits full rehabilitation works. Amongst the outbuildings, there is also a bread oven.

The parklands

The parklands, laid out to the north and south of the manor house, comprise two paddocks, a small, dried-up lake, a lawn, a small wood and slopes.

Our opinion

Between large windows, triangular and semi-circular arches as well as an oculus, the openings of this manor house compete for attention and do away with any monotony. Stone also takes pride of place inside. Extensions already carried out and still possible add architectural and decorative interest to a building that is not only near to Dinan but also to main communication routes.
