Location

In the heart of the countryside in a quiet area, in a small hamlet away from the main communication routes. 8 minutes from Surgères, a town with all shops and schools, 15 minutes from Niort, 25 minutes from La-Rochelle, 30 minutes from the bridge across to the Ile-de-Ré. Fast road links to Paris (A10 motorway), La-Rochelle, Rochefort, Cognac and Bordeaux. Two TGV train stations are less than 20 km away: Surgères and Niort (115-minute links to Paris in 2017 with the new fast train line). 30 minutes from La-Rochelle-Ile-de-Ré airport with its numerous flights to Great Britain.

Description

This sober, classical building was constructed in the middle of the 19th century. Typical of the farmsteads of this time, it comprises a sober, rectangular building standing in a large landscaped area. This house was once the main residence of a wealthy village farmer. It also comprises outbuildings that feature architecture typical of the region.

The house

The farmhouse, dating from 1820 and built of rubble stone, is decorated with dressed stone from Crazannes. Its architecture is extremely classical for a house from this time. Sound and luminous with a robust carcass, its main facade faces south-west. It actually spans approx. 295 m² of living space over two levels. The house has two entrances in line with one another: one entrance hall on the front south-west-facing facade and another on the rear facade.


Ground floor
The main, south-west-facing entrance hall provides access, on the left-hand side, to a lounge with a fireplace and, on the right-hand side, to a large dining room with a fireplace as well as a stairway leading upstairs, a toilet and the passageway leading to the second entrance hall.
The rear entrance hall provides access to the large, north-east and east-facing kitchen which, alone, could constitute a very large living room. This is followed by the storeroom, the boiler room and the shed which, closed by double wooden doors, can take a small car and bicycles.

First floor
The pitch-pine wood stairway going upstairs leads to a large, luminous landing that is separated into two sections.
On the south-west side, the landing provides access to three bedrooms, one of which has a bathroom and toilet awaiting fixtures and fittings.
On the north-east side, the landing provides access to two bedrooms, one of which faces east, a bathroom and a toilet. A door provides access to a large attic with a window that could be converted. Said attic has a stairway providing direct access to the shed and the boiler room. The area under the rafters can be reached via a hatch through the beam system in the landing ceiling.

The outbuildings

The back of the house looks out over the old, reasonably-sized farm buildings and a large, flat, open, landscaped area spanning some 1.5 ha, bordered by trees and coppice stand.


Open barn
This large, open farm shed is typical of the region with its Charente stone, square section pillars and its Roman tile roof. It spans a floor surface area of 130 m². If required, a wooden beam system could easily be created making it possible to double the surface area of the first level. The farm shed also includes a small, 30 m² annex house with an attic, the openings of which face east.
Outbuilding
These include two old pigsties, a kennel and an outhouse.

The garden

A large, landscaped, lawned area spanning approx. 15,600 m² continues on the other side of the buildings. It is immaculately kept.

Our opinion

This superb family home would suit those seeking a main residence or a holiday home in a peaceful setting that can be lived in straightaway. With its gates, flanked by two stone pillars, it awaits but some fencing and perhaps even a swimming pool. This estate, full of potential, will delight lovers of beautiful gardens wanting to create an outstanding landscaped area or it could be used for opening an equestrian centre, a bed & breakfast, holiday accommodation unit or even a market garden activity. It will also appeal to hunting enthusiasts courtesy of the nearby 200 hectares of state forest.
