Location

This 19th century farmhouse and its outbuildings, in the Upper Poitou region, are 35 km from Poitiers, 25 km from Futuroscope and 17 km from Châtellerault. Shops and amenities are 7 km away. Paris can be reached in less than 3 hours via the A10 motorway whilst Châtellerault station has 90-minute train links to the French capital. Poitiers airport has flights to Amsterdam, Brussels and London. 20 km from an 18 and a 9-hole golf course.

Description

A turning off of a busy secondary road provides access to an alleyway lined with one hundred year old lime trees. There are views, right, of the house (on the west side) and, left, of the first outbuildings (on the east side). Both appear to be part of an architectural sparring match with the dwelling, and its ornamental ambitions thwarted by its rectilinear rigueur, seeking to get the advantage over the noble austerity of the outbuildings, set out in a U-shape, so as to better stand up to that which has up until now received all the attention. But times change and the spacious floor surface areas of the outbuildings, together with the exposed stone, terracotta floor tiles and tiles, could be revamped. The garden and the orchard, as if to moderate this aesthetic battle, provide just the right touch of verdancy to these impressive stone buildings.

The house

The entire house was restored less than two years ago; its slate roof is new and insulated. It consists of two buildings. A rectangular one has three French windows and a window framed with dressed stone and topped with oculi. The left-hand corner of the facade features an angle pilaster. The second building, adjoining the first on the right-hand side, is square. A roof dormer with a curved pediment lets light in through the pavilion slate roof. The facade is adorned with a modillion cornice and a string course separating the two levels. The openings, three windows and a door, are slightly arched with a keystone motif.
The ground floor has underfloor central heating whilst the upstairs has a forced-air heating system, operated by air-to-water heat pumps. Said system is installed in the cellar of the house.


Ground floor
The ground floor is entered via the living room which provides access to the kitchen, a guest bedroom and the stairway leading upstairs. This spacious, through room features three French windows on one side and a fourth French window and two windows on the other. It opens on to the garden and the outbuildings. The adjoining guest bedroom, with its shower and toilet, has a door opening directly into the garden. Facing it are a toilet and the large family kitchen which has a fireplace and five openings, letting copious amounts of light into this spacious room.
First floor
A metal stairway goes up from the living room to a large area with a cathedral ceiling, where the carpenters’ outstanding work can but be admired from a technical and an aesthetic point of view. Soft light floods in through the oculi. A door opens into a second, vast, cosy bedroom with its shower area.
Second floor
The second floor is reached via the first floor bedroom. It is laid out as a study-lounge, like a belvedere where residents can go to work or simply pass the time pleasantly away.

The outbuildings

The great variety in the size of the openings, looking out over the house and the garden, makes it possible to envisage different functions and conversions for these outbuildings, most of which have new, insulated roofs.
A troglodytic cave has been hewn under the orchard.

The garden

Chestnut and beech trees are dotted around the garden, leaving vast, open, sunny areas. A small verger is planted with apple, plum and Mirabel plum trees.

Our opinion

Although sober, the elegance of this house is immediately obvious. The exposed roofing framework upstairs is stunning. The renovation of the dwelling is already very much in hand but additional conversion works would make a large family’s everyday way of life easier. The outbuildings, with their varying sizes, would lend themselves to a multitude of projects linked to well-being or an activity. Here, sharing takes pride of place in spacious, comfortable living areas, providing enjoyable moments amongst family and friends.
