Location

In the area around Melle, awarded the French “Petite cité de caractère” (small character town) label, which is just a few minutes away, 15 minutes from the A10 motorway (exit 32) and from Niort, 2 hours from Bordeaux and an hour from La-Rochelle. 60 minutes from La-Rochelle-Ile-de-Ré airport. 110 minutes from Paris via the TGV train. All shops are but a few minutes away.

Description

This fully walled property extends over 3.4 ha in a farming area. The L-shaped house is divided into two living areas, spanning a total of 356 m². They are connected to one another via a covered area, featuring wide picture windows overlooking a large terrace, spanning approx. 200 m². It includes a large house with a magnificent, fully fitted wine cellar, a guest house, adjoining outbuildings, a woodshed, a shed, a garage, a carport, a heated swimming pool, a tennis court, immaculately kept wooded parklands, a vegetable garden, grasslands, a small wood with oak trees and coppice stand as well as equestrian facilities comprising paddocks and three Bomaco shelters with horse loose boxes, made of Douglas fir wood. Its fixtures and fittings are enhanced by a well-designed home automation system.

The house

This house spans more than 254 m² of living space over two levels. Major works have already been carried out. The layout of its rooms is in keeping with its past and its original vocation.


Ground floor
The entrance hall, with a Burgundy stone floor, provides access, left, to a corridor comprising a toilet, a shower room and a laundry-boiler room. A large living room is on the right-hand side whilst a vast, central area, illuminated via large picture windows, forms a link between the two houses. With a chestnut wood floor, it is currently used as a games and exercise room.
It is followed by a lounge. A stone stairway goes down to a superb, fully fitted wine cellar; another wooden stairway goes upstairs.
The large living room includes an American-style kitchen and a wide area laid out in front of a fireplace. The lounge, with its old fireplace and solid wood flooring, still has its exposed beams and joists. A cupboard, with its original moulded door, is set into the quarry stone wall on the right-hand side of the fireplace.

First floor
The stairway goes up to a vast through landing, with a study area. It provides access to three bedrooms, one of which forms a suite with a dressing room, a shower and toilet.

The guest house

This building spans a floor surface area of approx. 102 m² over two levels.


Ground floor
This level comprises a vast hall, a living room with an America-style kitchen as well as a bathroom with a toilet.
First floor
The upstairs includes a large bedroom with a terrace and direct access to the swimming pool.
The current storage room could easily be transformed into two additional bedrooms with their own bathrooms.

The outbuildings

The old barn where the guest house is to be found also comprises a large workshop with an oil tank room, a woodshed and a garage. A short distance away, near to the 11x5 m swimming pool, an annex pavilion houses a summer kitchen and a room containing the pool machinery (a recent heat pump). A nearby outbuilding on the west side, used as a shelter for horses and for storing garden tools, adjoins the paddocks.

The landscaped areas

These immaculately kept areas are divided into three main sections. The first, on the north side, runs alongside a country lane. It comprises a large lawned plot, planted with miscellaneous species of fruit trees and superb, decoratively trimmed boxwood bushes. A 2-car carport stands opposite the house. Devoted to horses, the second section spreads out on the east and west sides from the entrance gates to the end of the property. A “fast-surface” tennis court, surrounded by a high fence, faces the paddocks. Further away, towards the end of the meadows, are two Douglas fir wood horse shelters, each with a cement floor and integrating a horse loose box with a stable door. A little wood runs the full length of the meadows, alongside the tennis court and a country lane. A second shelter is used for storing trailers and horse boxes. A 26 m deep well, fitted with a submerged pump, provides adequate supplies for water purposes.
The third section, to the west of the swimming pool, is composed of plots of land for grazing horses. These meadows are in the bottom of a little valley, well-protected from the winds. One of these meadows is home to the last Douglas fir wood shelter. To reach it from the house, a gently sloping pathway goes down to a barrier making it possible to cross the country lane leading to the meadows, just a short distance away.

Our opinion

This perfectly restored and maintained property is predominantly used for equestrian purposes, the current owner being a lover of horses and horse shows. It ideally awaits purchasers with the same interests, likely to take good advantage of its first-class, specialised facilities. It is, nevertheless, a peaceful property, the vast areas of which blend superbly with their picturesque surroundings which will appeal to those seeking a new life in the country without being isolated. The living rooms and the night-time areas stand out courtesy of their size and their luminosity; the contemporary, sober, discreet and elegant interior decoration integrating old materials. Retired or soon to be retired persons could make such a property their main residence or a holiday home without having to carry out any works beforehand.
