This property is in the exceptional Ile-de-Migneaux district, 10 minutes from Saint-Germain-en-Laye, a 15-minute walk from Poissy town-centre and the train station (RER A - line J), with its 18-minute links to Paris-Saint-Lazare and 21-minute links to La-Défense. Shops, schools and forests are less than 10 minutes away by car.

Description

The Ile-de-Migneaux, spanning a width of some 100 m, extends in the middle of the Seine for 2.5 km, between Poissy and the highly sought-after Villennes-sur-Seine. This property consists of a 200 m² house set in its 2,400 m² wooded garden. The ground floor includes an entrance hall, a through kitchen and dining room, a double lounge with a fireplace and a large picture window looking out over the Seine, a study area as well as a laundry room with a shower room and a separate toilet. The first floor comprises three bedrooms, one of which has access to a terrace dominating the Seine, a shower room and a toilet. The second floor is given over to a bedroom, a dressing room and a bathroom, with a bath, a shower and a toilet. The basement comprises two rooms in use as cellars. This house, dating from the late 1920’s, recently underwent full renovation works in order to let in even more light. Numerous old features, such as parquet flooring, terracotta floor tiles and fireplaces, have been preserved. Surrounding the house, the garden consists of two separate sections. One, a large lawn, is flat whilst the other section, on the Seine side where the swimming pool is installed, is laid out in terracing, running parallel to the river. The inventory of this property is not complete without mentioning a small shed as well as several exterior car parking spaces.

The house

Constructed in the same vein as those early 1920, neo-regionalist, Anglo-Norman homes, it has been fully renovated, inside and out, and is now flanked by a recent extension. It stands in the middle of the garden.


Ground floor
The main entrance opens into a hall, housing the stairway that provides access to the upper floors. On the left-hand side, a double lounge has parquet flooring and a large stone fireplace. This double aspect room features a large, south-facing picture window, making it the ideal place for watching the Seine flow past. A study area, laid out in the lounge, provides access to a covered, wooden terrace which, with its suspended swing surrounded by greenery, is reminiscent of Louisiana. A few steps lead to a kitchen which also has its own entrance. It is a combination of modern fixtures and fittings with some old features such as wide local floor tiles. Extending into a dining room, it constitutes a large, bright room, leading to the two main sides of the property. Stone steps go down to the cellar. The entrance hall also provides access to a shower room and a toilet.
First floor
This level, reached via a stairway with wooden steps, comprises three bedrooms, one of which opens on to a terrace dominating the Seine. There is parquet flooring throughout. This floor also includes a modern shower room with a double vanity unit as well as a toilet.
Second floor
This floor, taken up by a master suite, comprises a bedroom, a dressing room and a bathroom with old terracotta floor tiles, a bath, a shower and a toilet.
Basement
Reached via the stone steps going down from the dining room, the basement houses two rooms in use as cellars.
The garden
The garden is harmoniously laid out around the house. It is planted with tall trees and adorned with shrubs as well as flower beds. It features several different sections. A vast paved area on the road side is ideal for parking several cars. A paved alleyway, winding its way through the garden, provides access to the house. A large lawn, on one side, is but an invitation to relax comfortably in the sunshine. A terrace, facing the Seine, extends the dining room by the waterside whilst a little further away is a heated swimming pool. The garden is successively terraced down to the water’s edge where ducks and moorhens are to be found under the weeping willows.

Our opinion

An Anglo-Norman style villa, like an island chalet, in the airiest spot to be found so near to Paris. With such an asset, new owners can carry out bold conversion works incorporating a combination of styles so as not to fall into a heavily marked typology. The Seine is at the bottom of the gentle slope, creating a pleasant haven whatever the season. The terrace, covered since its construction and now partially transformed into a veranda, can be used in all weathers. This house is just made for appreciating the communion of light and water.
