A renovated, 374 m² residence with 5 bedrooms, an indoor pool and
80 m² of terraces and garden in the south of Paris’ 16th arrondissement

Rue-Michel-Ange, in the south of Paris’ 16th arrondissement, was created in 1862 and named after the artist from Florence two years later. It can be reached via the Porte-de-Saint-Cloud, Exelmans, Michel-Ange-Molitor and Michel-Ange-Auteuil underground stations on line 9. The last two stations are also on line 10 of the underground and route 62 of the RATP bus network. Near to all the shops in Avenue-de-Versailles and Auteuil market as well as numerous good schools, notably the prestigious Lycée-Jean-Baptiste-Say.

This elegant townhouse was completely renovated in 2014. A 4-person lift provides access to all five of its floors. The ground floor comprises superb reception rooms that look out on to an outside garden, guaranteeing its residents complete tranquillity, out of sight of onlookers. The basement includes a leisure area with quality facilities: a swimming pool, an exercise room, a spa bath and a hammam. The upstairs comprises a master suite, including a wide dressing room, a study and a shower room, two bedrooms and their bathrooms with toilets as well as a reception area, steeped in light courtesy of its balcony terrace. The top floor is versatile. There are a total of five bedrooms and their bathrooms, with the potential to create an additional bedroom. The numerous areas set out around the outside make it possible for residents to take full advantage of the premises.

The townhouse

Behind an elegant Art-Deco facade, the impressive entrance door, adorned with wrought ironwork, leads via a few steps to the entrance hall landing, providing access to the reception area. All the upper and lower floors can be reached via a stairway and a lift. The floors are all covered with contemporary, strip pattern, exotic merbau and sucupira wood parquet flooring. The walls in the leisure area and in several bathrooms are covered with stone from Rajasthan in India. The floors are covered with Bisazza mosaic tiles.

Ground floor
On the left-hand side of the large entrance hall is a vast, east-west-facing dining room, laid out longitudinally. The stone fireplace, dating from the 18th century, has a steel hearth. All the light fittings are the work of designer Jean-Pierre-Barbance. Said dining room continues into a lounge area which opens directly on to the outside garden via a picture window, running the full width of the room. Light in this area comes in through glazed ceiling panels. Behind this double reception area is a semi-open-plan, fully fitted kitchen with Gaggenau domestic appliances.
First floor
The stairway leads to a landing which provides access to a first, east-facing bedroom. Overlooking the street, it has numerous cupboards. Opposite is a first bathroom and toilet. The landing continues to a second bedroom, also with numerous cupboards. Overlooking a courtyard on the west side, it opens on to a rectangular terrace, spanning a floor surface area of 30 m². The landing also leads to a second shower room with a toilet.
Second floor
This level comprises a private area, reached via the landing, laid out as a master suite. The large bedroom, overlooking a courtyard, is fitted with numerous cupboards and adjoins a central dressing room. There are also a room overlooking the street, currently in use as a study, a shower room and a toilet. Sliding doors ensure complete privacy.
Third floor
This floor comprises a superb open-plan reception area, spanning a floor surface area of approx. 36 m². It has a wide picture window providing direct access to an east-facing terrace, spanning approx. 12 m². This outside area is completely unoverlooked.
Fourth floor
Reached directly via the lift, like all the other floors, this convivial area laid out as a mezzanine could be converted into a perfectly independent sixth bedroom. The spacious bathroom is fitted with double sliding doors. There is a separate toilet as well as numerous cupboards.
This level, designed by its owners, has been turned into a leisure area. The landing provides access to a first room, currently in use as an exercise room, which precedes a long, 9x3 m swimming pool. Natural light comes in via a light well in the ceiling from the reception rooms on the ground floor. This area comprises a shower room, a hammam and a fourth bedroom, also illuminated via a light well in the ceiling. A guest toilet is on the landing, next to the lift. There are also a machine room, a linen room with a wide window overlooking the street and a laundry room, fitted with Mièle domestic appliances.

Our opinion

Luminosity, passing through light-wells and glass floors as well as directly into outside areas, is omnipresent in this vast residence where a strangely protective atmosphere reigns. This house is so snuggly and discreetly set in this highly residential district that, whether by the side of its swimming pool or on its high balcony-terraces, visitors find it difficult to believe that they are in the centre of Paris. And yet, the Roland-Garros tennis courts and the Seine embankments are but a stone’s throw away. It is true that recent restoration works have been meticulously carried out and the resulting layout is extremely clever. Hence this melting pot of unusual looking elegance, where first-class fixtures and fittings are combined with a comfortable living capacity, a symbol of a certain art of living in the most well-known of Paris’ arrondissements.
