Paris

Location

At the time of its construction, this house was surrounded by gardens, fields and vegetable gardens. There were very few other constructions around. It is in Paris’ 7th arrondissement, just a stone’s throw from Les-Invalides and Rue-Cler. The Gros-Caillou district is bordered to the east by the Esplanade-des-Invalides, to the west by the Champ-de-Mars and to the north by the Seine.
Rue-Cler has a lot of shops along its pedestrian section, abounding in food shops, florists, bars and restaurants.
This district also includes numerous very good schools such as Collège-Jules-Romain and the private La-Rochefoucauld and L’Alma establishments, not to mention the École Internationale.

Gas-fired central heating.

The house

The exact date of its construction is not known but this house is shown on plans dated 1760. It was fully renovated in 2005. It spans four levels, built over a basement which has been converted.
Wide, wrought iron gates on the street open on to a gravel courtyard which provides access to three houses and a residential building.
Three steps go up to the porch of this house which is topped with an ironwork canopy. The outside walls are built of Paris stone and the roof is covered with brown tiles. The inside is both bright and sunny.

Garden level
Front, double doors open into an entrance hall with Burgundy stone floor tiles. A wooden stairway with wrought iron railings goes to all the floors. On the right-hand side is an east-facing kitchen, big enough to include an eating area. Its floor is covered with cement tiles in red and green hues. It is followed by a dining room which communicates via a very wide opening with a 1.20 m wide terrace, covered by a canopy. It features a grey marble fireplace, flanked by showcase cupboards. A double living room, with a fireplace, faces south, looking out over the street, and east, overlooking the courtyard. All three reception rooms have herringbone pattern, oak wood parquet flooring and skies painted on their ceilings. The walls are enhanced with moulded panelling.
First floor
This floor comprises the master suite including a study, a vast dressing room, with a fireplace, and a bedroom with a fireplace. It has herringbone pattern, oak wood parquet flooring throughout. The bathroom, with a shower, bath and toilet, has Burgundy stone floor tiles.
A guest toilet is to be found on the landing near the stairway.

Second floor
This level has slightly sloping ceilings and comprises a small bedroom, currently in use as a television room, a south-facing bedroom with a fireplace and, straight on, another bedroom, with three large cupboards and a window overlooking the courtyard. A bathroom. A separate toilet. All the rooms on this floor have small balconies and the floors are laid with their original terracotta tiles.
Third floor
This level is taken up by a bedroom, with sloping ceilings, and its dressing room. With a double aspect, it faces north and south. Copious amounts of light flood in through two skylights.
Basement
The basement includes a room, with two French windows opening on to an exterior basement area. Laid out under the terrace, it constitutes an independent entrance. This room features an open-plan kitchen area. It is followed by a vaulted room with exposed stone walls. A small corridor provides access to a wine cellar, a shower room, with a toilet, and a machine room.
The two large rooms could be used for a multitude of purposes such as a billiards’ room, a projection room, an exercise room or a music room.

Our opinion

This residence was fully renovated in 2005 even if a coat of paint would not go amiss. Its modern day home comforts include ventilation systems with roof extraction in every bathroom, double glazing throughout, indoor and outdoor shutters at certain windows as well as extensive cupboard space. Living and hosting receptions in such a distinguished, large, luxurious home in the middle of Paris is already quite exceptional. Furthermore, every day new owners will appreciate the ambiance of the nearby Rue-Cler: a village nestling in the solemn beauty of Paris’ 7th arrondissement.
