On the right bank of the river Seine in Paris, just a stone’s throw from Place-Auguste-Métivier and Père-Lachaise underground station, the 43 hectares of alleyways, lined with one-hundred-year-old trees, which compose the cemetery of the same name, form the green lung of north-east Paris. It is here that the Saint-Antoine-des-Champs abbey, the Maison-de-Saint-Lazare and the members of the religious order of Sainte-Croix-de-la-Bretonnerie long owned vineyards. Once called Boulevard-des-Amandiers, this road was constructed in 1864 on the site of the Farmers-General wall and therefore of the toll zone, beyond the Ménilmontant barrier. It is also because the wine was cheaper that numerous dance halls were opened here. Many food shops and fashionable restaurants have continued the tradition.

Description

A central alleyway along this tree-lined boulevard acts as an esplanade. The middle-class, dressed stone building, reflecting a sober, classical air, dates from 1920. It spans seven floors. The wrought iron street door is glazed with rolled glass. Once through a first, bright courtyard, a second door fitted with an interphone security system provides access to the premises. Residents have to cross this second vestibule to reach a door opening on to the garden. The property’s facade spans a single level, that of the traditional workshops with brick lower sections topped with metal-framed windows with vertical steel uprights. As in an open-plan flat, two steps provide access to double glazed doors that open directly into the main room. The floor is covered with solid pitch-pine, strip pattern parquet flooring. The sloping ceiling is fitted with a wide roof atrium which lets in copious amounts of light. Another door also provides access from the garden to an adjoining study. The latter, complete with a mezzanine reached via a straight flight of steps, therefore communicates with the living room via a door, with a glazed upper section. An open-plan kitchen is delimited within the living room by the stopped end of a wall and a lintel supported on a cast iron column. A hall area leads to a bathroom and two separate bedrooms, illuminated by windows overlooking a communal courtyard.

Our opinion

In the peace and quiet, on a private garden level, an extremely luminous room ideal for artistic or musical activities in this very Parisian district where Edith-Piaf, Maurice-Chevalier as well as today’s well-known chef, Thierry-Marx, were born. This elegant, character property, in an area known to locals as “Menilmuche” and immortalised by photographer Willy-Ronis, will appeal to would-be buyers courtesy of its enhanced layout created by its current owners, both furniture and interior design professionals. The entrance via the middle-class, dressed stone building and the amazing contrast of the workshop overlooking its garden, where classicism blends with the unusual, will make an ideal home for a family, a couple of artists or enthusiasts of authentic Parisian districts.
