On the edge of the Entre-Deux-Mers region, on the hills of the Garonne Valley, in a medieval town in the south of the French department of Gironde. This property is in a residential district not far from some little local shops. A TGV train station, with 11 daily regional train links, is 50 minutes away via the motorway. Mérignac airport is an hour away by car. The undulating urban relief here provides wide views of the Garonne valley. The hinterland in this region forms a mixed farming landscape dotted with woods.


Standing on grounds of almost 1,000 m², this property comprises three self-contained units, cleverly linked to one another. The first house, spanning approx. 490 m², is an old mansion house comprising six bedrooms, large reception rooms, a superb stone stairway and a separate, 3-bedroomed dwelling. The second house, spanning approx. 160 m², currently includes professional premises and bedrooms. The third unit is set out around an old garage, with a guest house and a workshop. The entire property stands around a courtyard in a quiet district. With eleven bedrooms, it spans a total of approx. 800 m² of living space.

The mansion house

This east-west facing construction is the main building. Displaying a classical architecture, its facades feature wide openings, some of which are arched. The thick walls house a vast, vaulted, basement cellar.

Ground floor
An 18th century, straight, wrought iron gate opens off the little street into a south-facing courtyard, enclosed by a low wall, topped with railings. A porch way leads to a superb, solid wood door which still has its original door-knocker. It opens into a vestibule, with chessboard-pattern floor tiles, adorned with an old Louis XVI style fireplace, featuring plant motifs. This room provides access to a hall which houses a majestic, 18th century, hard-stone stairway, with its three flights of steps and its wonderful wrought iron balusters. The library, on the right-hand side, stands out courtesy of its Gironde stone floor tiles and its period, white marble fireplace, adorned with an urn motif. The walls are covered with old panelling, enhanced with fluted and reeded pilasters. The ceiling has exposed beams. This room opens into a corridor, belonging to a second house. A large lounge is on the left-hand side. It has randomly matched parquet flooring and a classical, sienna-coloured marble fireplace with a mantel decorated with columns and plant friezes, enhanced with a string course. The panelled walls feature fluted pilasters. This room is followed by a small study with randomly matched parquet flooring, a fireplace adorned with a bouquet of lilies in bud and panelled wall panelling.
Behind this room, a small lobby leading to the main stairway provides access to the vaulted cellar, spanning approx. 40 m², then a separate toilet, a shower room and a laundry room. A large modernised kitchen, reached from the main stairway, opens on to the courtyard.

First floor
The main stairway goes up to a landing with a stone floor. Straight in front is a large, extremely bright bedroom with two windows looking out over the courtyard. It has wide strip pattern parquet flooring. A long corridor, off the landing, provides access to all the rooms overlooking the facade. The end of the corridor, on the south side, has been converted into a child’s bedroom. This area is directly linked to the separate dwelling via a doorway concealed behind a partition wall. A second bedroom precedes a large bathroom and a separate toilet. A 27 m² bedroom, set in the north corner of the house, is followed at the end of the corridor by a small child’s bedroom. And lastly, the 28 m², master bedroom has direct access to the courtyard via a stairway.

The independent dwelling within the mansion house

This independent dwelling forms an integral part of the house, into which it could easily be reincorporated. The ground floor comprises an entrance hall with a toilet under the stairway. It leads, left, to a kitchen and, right, to a superb, south-facing, 23 m² living room still with all of its original panelling. Upstairs, a central landing provides access to a shower room with a toilet and two bedrooms set out on either side; the bigger of the two bedrooms is above the living room.

The little house

Once directly connected to the mansion house and closing the entrance courtyard, this house comprises an upstairs. It is currently connected via a doorway to the library. It could, therefore, easily become self-contained again. It is accessed from the street via an entrance corridor at the end of which is a toilet as well as a small blind room and a boiler room. A second corridor, on the left-hand side, has been converted into a study. It precedes a bedroom. At the end of the main corridor, a stairway goes upstairs to a very large bedroom, renovated in a modern style, as well as to another bedroom and a south-facing kitchen. The landing houses a shower room and toilet.

The garage-house

This building houses a 2-car garage, spanning approx. 55 m², above which is a vast workshop. At the back, on the south side, is a summer lounge, topped with a mezzanine laid out as an open-plan guest bedroom. This unit opens on to a covered area with Gironde stone tiles, stone vaults and an exposed roofing framework.

The landscaped courtyard

The courtyard is laid out around a swimming pool, with a Gironde stone deck forming an outdoor lounge. It is bordered by buildings on three sides. Various conversion works have made it possible to extend said courtyard whilst keeping the views. Consequently, the covered area with its Gironde stone floor and its exposed roofing framework faces a unit comprising a half-timbered garage, constructed over a crawlspace and a small outbuilding used as a pool-house. A lintel features a stone engraved with text written in Latin. The light and shadow reflected off the facades of the main house enhance this sunny, comfortably laid out, outdoor area.

Our opinion

The courtyards, terraces, views and stairways acting as links between the three houses create a coherent and maze-like property, the layout of which could easily be changed to suit a multitude of purposes. Old features such as the monumental stairway and the panelling enhance the cosy and relaxing atmosphere in a house, constructed from history-filled stone exuding convivial vibes. The residence has a wealth of such ambiances and a variety of decors, the result of meticulous renovation works, conducted so as to leave a maximum of opportunities. The independent dwelling, in an excellent state of repair, is an immediate bonus.
