Location

Just two hours from Bordeaux, about an hour and a half from Bergerac and Angoulême, roughly an hour from Brive-La-Gaillarde and Limoges, but less than forty minutes from Périgueux. In the French department of Dordogne, in the Green Perigord area, so-called because of its lush, verdant vegetation, the presence of a large number of rivers (Dronne, Isle, Auvézère and Bandiat) and that of a rich landscape and historic heritage. Peaceful, wooded, undulating countryside, crisscrossed with clear rivers that also encourages the exploration of sites such as Arnac-Pompadour, Coussac-Bonneval, Ségur-le-château, St-Robert, Excideuil, Hautefort, Jumilhac and Brantôme which are not to be missed. The marvels of the Black Perigord area are also not far away as Sarlat, its capital, and the Lascaux Caves are respectively some 60 and 40 kilometres away.

Description

In the middle of an old Medieval town near to Auvézère and La-Loue Gorges, a small town proud of its heritage that can be explored by means of its narrow central streets: its castle, its church, its Romanesque keeps, its ogival bays, its Renaissance style residences and urban homes are all reminders of its prestigious past. A small, pleasant and lively town with renowned weekly markets and interesting cultural events.
The house’s main entrance, on the north-west side, opens on to the square where the weekly market is held. A back alleyway that runs the length of the south-east side of the house provides access to the courtyard and its small outbuildings discreetly concealed behind a porch way, as well as to the garden facing it. Fruit and vegetables grow next to other plants, providing an attractive, colourful and fragrant little corner in which to relax. The current owners obviously have green fingers as is also proved by the courtyard where perennial, seasonal, climbing, suspended, aromatic and flowering plants are beautifully combined.

The house

Built in the second half of the 18th century, this semi-detached residence spans three levels, topped with a vast attic, illuminated via shed dormers and the bull’s eye window in the pediment crowning the facade with its mouldings on the north-west side. Said facade is also enhanced with a large cast iron balcony which is reached via various rooms on the first floor. The recently replaced, hip roof is covered with slate.


Ground floor
A long, through vestibule, with predominantly monolithic flagstones, leads from the main entrance door to the living rooms and the stairway. Immediately on the right-hand side, in the north-west corner, the music room is extended by a small corridor providing direct access to the kitchen. Set in the south-west corner, the latter has an outstanding lauze stone and packed mud floor. Its functional kitchen units were made-to-measure by a cabinet-maker. It is airy and opens on to the lounge-dining room. Said room is set out in the south-east corner, it has a fireplace installed with a “Polyflam” system and includes a wrought iron spiral stairway providing independent access to the master suite upstairs. This room is extended in the north-east corner by a reading room with fitted bookshelves and a television.
First floor
The main, wooden staircase, with double quarter turns and landings, leads upstairs to several bedrooms. The first two, in the south-west and south-east corners, are fitted with a fireplace and a private shower room with a toilet. The other, on the north-west-facing facade, forms a master suite comprising a large bedroom with a fireplace and an open-plan bathroom with a slipper bath (34 m²), a room in use as a study (24 m²) as well as a private shower room with a toilet. This suite opens on to a large balcony via three French windows. A wrought iron spiral stairway leads independently down to the ground floor. All the floors are covered with beautiful old parquet flooring.
Second floor
All the rooms on this floor also feature superb old parquet flooring. This level comprises three bedrooms accessed via a long corridor, each having a fireplace and a private shower room with a toilet, as well as a linen room and a lounge which could easily be converted if so desired.
Attic
The attic is lined with oriented strand board, behind which is thermal insulation. Illuminated via shed dormers and the bull’s eye window in the north-west facade, this area is sound and could easily be converted if so desired.
Garage
The stone building, backing on to the west wall of the courtyard, spans two levels under a single-slope roof covered with Romanesque tiles. Currently used as a shed and a laundry room, it could easily be converted into spare accommodation spanning approx. 25 m².
Workhouse
The stone building, backing on to the east wall of the courtyard, is currently used as a workshop and a woodshed. It spans two levels under a single-slope roof covered with Romanesque tiles. An open section also comprises a covered area where residents can take meals and appreciate the charm of the courtyard, whilst being sheltered from the direct rays of the sun or the rain.

Our opinion

There is nothing outside to indicate the unusual atmosphere that reigns amongst the nooks and crannies of this most discreet residence. Welcoming and comfortable, it has undergone meticulous works and its original decorative features have been carefully enhanced. This excellent family home exuding peacefulness is extremely relaxing and the layout of the inner courtyard, filled with flowers during the summer season, provides a deep feeling of timelessness: this area is ideal for taking meals outside with friends or for quietly reading. The garden is not to be outdone; this small part of Perigord is as green as the fingers of its current owners and will encourage their successors to partake of the pleasures of gardening. The outbuildings provide the residence with great potential as regards additional accommodation.
