Location

Between the Ventoux and the Luberon mountain ranges, near to major tourist sites, in the heart of a village spared mass tourism with all shops and amenities.
30 minutes from Avignon and its TGV train station, 25 minutes from the airport and a motorway slip road.

Description

Built on several plots of land spanning a total surface area of 2,138 m², this building with its 900 m² of living space has a roadside facade that provides no hint of the gardens belonging to the property.
Spanning three levels built over cellars, this U-shaped building surrounds a courtyard and a first garden level.

The residence

The heavy entrance door opens into a long hallway that provides access to the ground floor rooms and the courtyard as well as upstairs via a wide, open spiral stairway.


Ground floor
Originally forming the servants’ quarters, the ground floor is accessed from the entrance hall. It currently comprises a kitchen with a storeroom, a dining room and a lounge overlooking the courtyard. All of these rooms have a fireplace.
With terracotta floor tiles throughout, it is in a good state of repair.
The packed-earth courtyard is on the south side. It features an ornamental pool with a cherub-face fountain on the retaining wall for the first garden level located above.

First floor
This floor comprises four bedrooms and a study, all with red terracotta floor tiles, a fireplace and a high ceiling. These rooms, set out on the north and south sides, are adjoining.
The north-facing windows look out over the village rooftops with Mount Ventoux in the background. Those of the south-facing adjoining rooms overlook the first garden level which can be accessed via a vestibule opening on to a covered terrace.
This level has another fountain which is on the end garden retaining wall.

Second floor
This floor, accessed via the spiral stairway, is divided like the first floor into north and south-facing rooms, which are, however, on this floor separated by a corridor.
Whilst the south-facing section comprises three bedrooms, the windows of which overlook the terracing of the courtyard and the gardens, the north-facing section corresponds to a vast attic with windows looking out on to Mount Ventoux and Comtat plain.

Basement
This level is composed of a set of vaulted cellars, some of which are hewn in the rock.
Their ideal hygrometric characteristics make it possible to store wine under excellent conditions.

Outbuilding
Adjoining the main building, the 3-car garage, opening on to the street, can also be accessed via the house.
It is topped by the old hay barn which can be accessed via a small stable, extending towards the courtyard.

The garden terracing

Above the courtyard and the first small garden bordering and overlooking it, stretches another bigger garden area that dominates the property.
Set at the foot of the village-dominating bell tower, this wooded area, spanning almost 1,000 m² is terraced over several small levels, each separated by a few steps.
A swimming pool has been installed near to a small vaulted orangery.
At one end of this garden, in the shadow of the bell tower and some venerable pine trees, stands a belvedere in the form of a wrought iron gazebo looking out over the village rooftops, with a backdrop that includes the famous Dentelles-de-Montmirail and the no less famous Mount Ventoux, symbol of the region.

Our opinion

It is rare to find a residence of this quality on the market in this highly sought-after region. Amongst its main assets, the terraced gardens and their old fountains exude the peaceful charm of timeless abodes.
Although works for modernising or providing modern-day home comforts would not do any harm, this property could just undergo minor works such that its current patina is preserved. Ideally, this is a character-filled family home but, given the panoramic views provided by its windows, it would also be suitable for all kinds of hotel and catering projects.
