A vast, “Belle Époque” style mansion house looking down
on the valley in a historic spa town in South Lorraine


In the south of the Lorraine region and almost on the borders of the Franche-Comté region, in an area that forms a crossroads with Nancy 105 km away on main roads as well as Luxemburg and Germany roughly 230 km away almost entirely on motorways; Switzerland at a distance of 155 km away is even nearer. Paris is 380 km away but can be reached in just 135 minutes by train direct from Epinal station, just 30 km away.
The town’s historic heritage is extremely rich with numerous 18th and 19th century listed buildings, more particularly numerous features of the spa centre, several old hotels in the main street and the old Gallo-Roman baths. It was one of Emperor Napoleon III’s favourite places to stay and a walk along the town’s main street takes visitors back through some three hundred years of history.
The entire region is dotted with lush valleys with fresh running water in the middle of a forest of resinous and beech trees, some of which are quite majestic.
The town’s thermal spa centres treat numerous chronic disorders. The small town also has a casino and bargain hunters will be in their element amongst the numerous antique shops.


This mansion house, built in 1908, is one of the most impressive of the residences constructed on the slopes of the small spa town. Facing south, just above the historic thermal baths, it provides an outstanding view over the small valley in which the town nestles.
The thermal baths can be reached in just a few minutes from this residence via a pleasant narrow path.
The building’s facades are not symmetrical as one side features a roof sloping towards the street and the other a gable facade wall, creating eye-catching disparities.
The building is characterised by its typical Neo-Palladian style, the most outstanding feature of which is a circular colonnade balcony topped by a small terrace with a stone balustrade. A grotesque statuary also contributes to the building’s highly original appearance. Wrought ironwork adorns small balconies at some of the windows. A sculpted stone frieze decorates the upper section of the gable facade.
A vast terrace extends in front of the building, above the street level. This area alone constitutes a sunny walkway which, right up until the last rays of the setting sun, makes it possible to look out over the opposite slope of the valley and the town’s old buildings.
This building exudes a feeling of great robustness, even if some minor repointing and rendering works are necessary here and there.
Its roof is in a good state of repair.
A sloping garden adorns the property on one side and several garden terraces separate it from neighbouring properties at the back.

The mansion house

This house comprises four floors of living space above a garage area spanning more than 250 m² which is on street level. An outside stone stairway on one side of the garage provides access to the first level of living space.

First floor
The main feature of this floor is its vast terrace which spans a floor surface area of approx. 100 m² above the garages and in front of the actual house, set back from the street. It has an amazing panoramic view.
On the same level and at the bottom of the house is a series of rooms that could comprise a caretaker’s flat or even an area with a bar, a smoking room, a games room, etc., provided of course that it was completely renovated first.

Second floor
This level is the one which is most habitable given the current state of the building. It comprises a large lounge, a large bedroom and another smaller one, both with bathroom and toilet, as well as a large kitchen area awaiting renovation works. The lounge and the large bedroom open on to a wide balcony, running alongside the lounge. It turns into a covered colonnade rotunda in front of the bedroom, thus forming a delightful area intended for romantic breakfasts.
Third floor
This level is similar to the floor below with two or three bedrooms, depending on requirements, all these rooms having their own bathroom and toilet facilities. This floor also has a circular terrace, but it is not covered.
Top floor
The rooms on this top floor have sloping ceilings and would need renovation works before they can be lived in. They comprise three bedrooms, a bathroom and an area that could, if needed, be turned into a second bathroom.
Ground floor
This immense space, spanning more than 250 m², is on street level and can take numerous cars. It would lend itself to a multitude of projects.

Our opinion

This superb mansion house is a perfect example of the “Belle Époque” period. It is in an ideal setting above a lively small spa town with an extensive historic past.
Its vast rooms make this a large, elegant home which could be divided so as to create at least three separate flats.
The immense floor surface area on the lower floor could also be used for a variety of projects such as an exercise and fitness room or even a swimming pool and spa area. It would apparently be possible to install a lift behind this vast area which would make it extremely comfortable to move around some, or all, of the floors in the house.
