In Angers’ town centre. All shops and amenities can be reached on foot. Just like the TGV train station with its ten daily return journeys to Paris just 90 minutes away.


In an area in the centre of town predominantly composed of mansion houses with gardens. The street facade faces a park and the rear facade overlooks a walled garden.

The mansion house

This mansion house, built of dressed freestone, comprises a ground floor, a first floor and a second floor under a slate Mansard roof, featuring facade roof dormers with moulded triangular pediments. The street facade is adorned with decorative features such as balusters below the ground floor window sills, moulded framing around the carriage doors, curved or straight cornices on window corbelling, as well as a modillion cornice in the central section of the facade. The facade facing the garden is extended, on one side of the ground floor, by a predominantly glazed wing. An entrance passageway, with several steps leading up to the house, connects the street to the garden. There is space for parking two cars.

Ground floor
The entrance passageway, with a mosaic-style flooring is adorned with a decor of pilasters and moulding. It is closed on the garden side by predominantly, glazed, double doors. Three steps on one side lead to the house’s carved wooden front door. The entrance hall provides access to a first lounge, a living room extended by a kitchen, both opening widely on to the garden, a toilet as well as a quarter-turning, wooden stairway leading upstairs. The lounge has strip pattern parquet flooring and features a stone fireplace and a display cabinet with an old casement bolt. One section of the living room has strip pattern parquet flooring whilst the other section features floor tiles. The kitchen floor is completely tiled. It extends outside via a terrace that is on a slightly higher level than the garden. A cellar spanning the same floor surface area as the ground floor can be reached from the living room or from outside. All the doors on this level are made of carved oak wood and constitute particularly outstanding decorative features.
First floor
The landing leads, on the street side, to a second lounge and, on the garden side, to a bedroom, a shower room, a dressing room and a toilet. The lounge is adorned with a green marble fireplace, topped with a trumeau and flanked by two bookshelf units, decorated with diamond shapes. The wall facing the fireplace features another bookshelf unit. The three windows in this lounge are flanked with panelling that is also decorated with diamond shapes. This level has strip pattern parquet flooring throughout.
Second floor
The landing, with its cupboard, provides access, on the street side, to three bedrooms, two of which have a fireplace and one has a large wall cupboard. On the garden side, it leads to a fourth bedroom, a linen room, a toilet and a bathroom, with a shower and a bath. All the rooms on this level have strip pattern parquet flooring.

The outbuilding

An old garage has been transformed into a small lodge currently in use as an office. Overlooking the garden via wide picture windows, it has a water supply point and could also be used as a bedroom. It is extended at the back by a wooden terrace, going down in steps to the garden.

The garden

The garden, reached via the entrance passageway and via the picture windows in the extension, consists of two sections, separated by a wicket gate and a few steps. A first, large landscaped terrace is set between the house, the extension and the outbuilding. Then comes a terrace and a lawn, bordered by trees and bushes, which is ended by a low wall, delimiting a wooded area at the end of the garden.

Our opinion

This ideally located, fully restored, spacious mansion house, is notably made such that a family feels completely at ease. The particularly bright outbuilding could meet a variety of needs either with regard to the autonomy of certain residents or for business purposes. The merit of this townhouse comes from the elegance of its external and internal decor as well as from the fact that it overlooks a garden, divided into several areas in a town centre. It is a reflection of the mild local climate.
