A vast mansion house, with a garage, a wooded courtyard
and an unobstructed view, in the town centre of Angers

Angers, MAINE-ET-LOIRE pays-de-loire 49000 FR
Pays de la Loire

This building stands in a quiet street, near to the cathedral, in the midst of the historic district of the town of Angers. The rear of the building is in a dominant position. This property is not far from the pedestrian streets in the town centre as well as all shops and amenities. It is also near to the castle and the banks of the river Maine. It is about 15-minutes’ walk from Angers TGV train station, providing 90-minute links to Paris with more than 10 return journeys per day.

A porch way and a pedestrian gate open off the street into a paved courtyard. This mansion house comprises a central building, facing the entrance, and a wing, set at right angles. The courtyard, laid out as a garden, is enhanced with a fountain and planted with an old lime tree. The rear facade of the main building looks down on to houses bordering the neighbouring street below.

The mansion house

The front facade and the stone wing are constructed from lime-rendered quarry stone blocks. The rear facade is made of shale and freestone. The main building spans four levels at the front and five at the back. It is topped with a gable slate roof. The wing, however, spans but two levels and has a Mansard-style slate roof.
The perfectly aligned windows on the front facade of the main building are framed by plain moulding and feature slatted shutters. The garage is housed in the wing.

Ground floor
The entrance hall provides access, on one side, to a lounge and, on the other, to a dining room. The lounge has a black marble fireplace, flanked by cupboards, and parquet flooring laid in a randomly matched pattern. The dining room, with its strip pattern parquet flooring, communicates with the kitchen which opens on to the paved courtyard via a wide French window. It is housed in the wing and a glazed partition separates it from the dining room. The entrance hall also provides access to the stairways that go to the upper floors and to the basement. The wooden one leading to the upper floor is quarter turning. And lastly, a hall area provides access to a toilet, the garage, a linen room and a stairway that leads directly to the first floor lounge.
First floor
This level comprises a bedroom and a toilet, on one side, and a bedroom, with a dressing room and bathroom, on the other. A corridor leads from the latter bedroom to a lounge with an exposed roofing framework and a very high ridge. The corridor also leads to a toilet. The parquet flooring throughout this level is laid in a strip pattern, except for one of the bedrooms where the pattern is randomly matched.
Second floor
The second floor landing provides access to a bedroom and a bathroom, with a toilet, on one side, and to a bedroom and a shower room, on the other. The parquet flooring throughout this level is laid in a strip pattern and both bedrooms have marble fireplaces.
Third floor
This level comprises a room in use as a lounge and two adjoining rooms. The floor is laid with terracotta tiles and the ceiling beams are exposed throughout.
On one side are an exercise room and a boiler room, on the other side, is a games room. The latter, featuring exposed ceiling beams and stone walls, exudes an authentic atmosphere, enhanced by its freestone fireplace and its slate sink. This games room also leads to two cellars, one of which is laid out as a lounge-bar. Another cellar, on a lower level, is vaulted.

Our opinion

This mansion house, with its superb, well-organised facade, is steeped in light. Peace and quiet reign, despite the fact that it is in the town centre of Angers, whose wealth of heritage has been awarded an art and history distinction. The privacy of the garden-courtyard and the murmuring of the fountain, flanked by lavender and agapanthus bushes, contribute to the serenity of the premises. The rear unobstructed view, stretching into the distance, is ideal for daydreaming. With all of these features and its excellent state of repair, this family home can be lived in straightaway or be used for developing a professional activity such that full advantage is taken of its vast, bright living areas.
