Location

5 minutes from the nearest village, its shops and amenities. Dieppe is 56 km away, Rouen is 75 km away and Paris 145 km away. The seaside is some 40 km away.
Beauvais airport with its numerous international low cost flights is but 48 km away.

Description

This mill with its two outbuildings stands on the banks of a stream surrounded by greenery and a wooded area.
Tall trees are planted all around the house.
In front are a one hundred year old weeping willow, a blue cedar and a Japanese flowering cherry whilst, at the back, there are several birch, a maple, an ash and a wild cherry tree.
Five apple trees of various varieties (eating and juice apples), a plum, two pear and some hazelnut trees produce their fruit throughout the summer and autumn months.
Water is naturally one of the property’s predominant features and is even to be found in one of the living rooms, where it can be viewed through safety glass.

The mill

The building, which dates from the 18th century, was transformed into a sawmill during the following century. It was part of a large property which has since been divided up by a succession of owners.
Topped with a gable slate roof, the upper sections of its facades are adorned with half-timbering.
The large paned openings are protected by reinforced wooden shutters.
The lower sections are built of brick.
An archway extending the dwelling makes it possible for water to flow at a relatively strong rate.


Ground floor
The floor of the vast room converted into a lounge features a large glazed, circular section revealing the water flowing past below. The rest is covered with square terracotta tiles. The wooden stairway goes up from the lounge to the first floor.
The fully fitted kitchen separates the lounge from the dining room which is adorned with a fireplace featuring a brick mantelpiece.

First floor
The floors are covered with parquet flooring and the walls with wainscoting. All the rooms have cupboards.
This floor comprises two bedrooms, a shower room and a small room awaiting conversion into a bathroom.
The conversion of another vast room also awaits completion.
A terrace, protected by the upper floor, can be accessed from inside the house. It has an exceptional view over the surrounding countryside and could easily be transformed into a conservatory.

Attic
The magnificent roofing framework is still in its original condition. This area could be converted into additional bedrooms.

The outbuildings

A vaulted cellar has a brick floor.
A woodshed, above the cellar, has a room awaiting conversion.
Another outbuilding houses the boiler room.
The outbuildings span a floor surface area of approx. 50 m².

Our opinion

Buyers must, obviously, like aquatic settings if they are to fully appreciate this home. Water is, in fact, almost part of the furniture as it can be seen and heard from the lounge. Its omnipresence in the surroundings will appeal to fishermen as well as swimming and boating enthusiasts. Located not far from a built-up area in a perfectly pastoral setting, this property represents a delightful compromise between the town and the countryside. New owners will also appreciate its great conversion potential and be able to add their own personal touches when finishing the restoration works.
