A restored, 18th century presbytery
in the Bourgogne-Franche-Comté region


In a village, with some seven hundred inhabitants, in the French department of Yonne, on the border of that of Loiret (the Gâtinais region), just a few kilometres from the towns of Courtenay and Villeneuve-sur-Yonne. 20 km from Sens and Joigny, 60 km from the river Loire and its chateaux, 140 km from Paris via the A6/A19 motorways (slip road just 10 minutes from this presbytery). Standing on a promontory, it dominates the valley with its stone and brick houses, its 15th century parish church, its wash-house and its mills, in the middle of a landscape comprising valleys, springs, grasslands and forests.


This presbytery, built in 1748, is concealed in the heart of a village behind its perimeter wall with wrought iron gates, marking the main entrance on the south side. A second wooden door, on the east side, makes it possible to go around all the buildings. A last entrance on the north side provides access to the priest’s garden with its lawn dotted with flowers and planted with various species: boxwood, lime (over one hundred years old), Japanese flowering cherry and birch trees. A second garden, enclosed by hedges and a high stone wall, encompasses an orchard, planted with pear, cherry, apple and quince trees, extended by grasslands. The property spans a total of approx. 5,480 m². The surrounding forests, fields planted with cereal crops, grasslands, a bell-tower and Burgundy style roofs all provide it with a superb view.

The presbytery

This rectangular, stone building extends over three levels above a vaulted cellar. It spans a total of approx. 250 m² of living space, excluding the cellar and the attic space. The hip roof, covered with old tiles, features five pavilion roof dormers and several brick chimney stacks. The sand-coloured, rendered facades have numerous openings and ventilation alcoves. The openings have brick and dressed stone framing. A few stone steps lead up to each entrance door.

Ground floor
This level spans a floor surface area of approx. 137 m².
The entrance hall provides access to all the main rooms and houses a solid wood stairway with a banister, balusters and an intermediate landing. The floors are covered with terracotta tiles, apart from that of the lounge which is covered with sea-rush matting. The walls are painted or covered with wallpaper featuring a light and dark effect. Those in the lounge still reflect the Art Nouveau style of the 1900’s in places. The ceilings have sandblasted, exposed or painted beams. The kitchen is fitted with wooden units and a ceramic tile splashback. An open alcove with a serving hatch communicates with the dining room adjoining the lounge, forming a large room, simply separated by a partition of white beams. On either side are two stone fireplaces. The high ceiling and the numerous windows, with their espagnolette bolts and indoor shutters, let in a through light and a glazed door provides access to the main entrance hall and the garden. This is followed by a room with an oak wood bookcase. Its fireplace has a stone mantelpiece and its trumeau is adorned with a monochrome painting by a late 18th century artist. This level also comprises a shower room with a toilet and a bedroom, opening on to the garden.

First floor
This level spans a floor surface area of approx. 117 m².
The floor is covered with oak wood parquet flooring, the beam system is exposed and the walls are painted or lined with wallpaper. A landing room is in use as a study and a television lounge. This floor comprises two bedrooms with sloping ceilings and two dressing rooms, a shower room with a toilet and a room currently being used for storage purposes. A door leads to the attic space.

Second floor
This level comprises an attic. The floor has been insulated with glass wool. The roofing framework is exposed.
The vaulted cellar, reached via a long stone stairway, spans a floor surface area of approx. 60 m². Spacious and airy, it includes a wine cellar.
This stone building is topped with a double, gable roof, covered with old tiles. It spans a floor surface area of approx. 80 m² and is divided into several rooms. The first, spanning approx. 27 m², is used for storage purposes and as a woodshed. An old wooden stairway leads upstairs to a second room, spanning approx. 10 m², comprising a workshop and a bread oven. A last room, spanning approx. 36 m², houses machinery, the oil tank and garden tools.

Our opinion

This warm and welcoming residence, standing behind its white sand-blasted stone walls, has been remarkably well preserved courtesy of the iron will of its owners to ensure that it was restored in accordance with good trade practices. This old presbytery currently forms a vast verdant and comfortable property which, without being isolated, guarantees a certain privacy. A young couple could easily decide to live here on a permanent basis as there is a primary school in the village and the shops are but 5 km away. The region, with a wide range of sporting activities, is also renowned for its natural and architectural heritage.
