Location

This residence stands 5 minutes from a village, with all shops and amenities, bordered by a river. The towns of Angers and Sablé-sur-Sarthe, with TGV train links to Paris, are respectively 30 and 25 km away. The little town of Château-Gontier is 20 minutes away.

Description

Vehicle gates and a pedestrian gate open off of a little village street, providing access to this property. An alleyway crosses the garden in front of the house and leads to a courtyard near to an old barn. A pavilion, near to the gates, is used as a garden shed. The pedestrian gate opens on to another alleyway that leads directly to the house. The garden extends on one side and behind the house where there is also a little patio, flanked by two covered areas.

The presbytery

This presbytery, constructed in the 17th century, was completely redesigned at the end of the 19th century. It comprises a ground, a first and a second floor under the rafters, topped with a slate hip roof. The central bay of the main facade features a slight projection, decoration comprising brick panels and, upstairs, a geminated window with a trumeau adorned with a column. The framing around the openings, the quoins and the modillion cornice are made of freestone.


Ground floor
The entrance hall, with its tiled floor, provides access to a large lounge, a small lounge, a dining room, a wooden, quarter-turning stairway and a hall area. The latter provides access to a toilet, a dining room and a kitchen. Double doors stand between the large lounge and the dining room. The kitchen can also be reached from the small lounge. Both lounges have strip pattern parquet flooring and a marble fireplace. The dining room has terracotta floor tiles and a marble fireplace. The kitchen has terracotta floor tiles and a freestone fireplace. It opens on to a south-facing terrace, on the side of the facade. A small hall area leads from the kitchen to the cellar, a linen room, with a bath, and a boiler room, also in use as a back kitchen. The patio can be reached from the boiler room and from the garden behind the house.
First floor
The stairway goes up to a landing room and to a hall area. A separate toilet and two bathrooms, one with a toilet and the other with a dressing room, open on to the landing room. The hall area leads to three bedrooms, one of which has a shower room and a dressing room, as well as to a bathroom with a dressing room. Three of these bedrooms have strip pattern, oak wood parquet flooring and a marble fireplace. The two others have French ceilings and terracotta floor tiles.
Second floor
This level comprises a large attic with its superb roofing framework beams exposed and terracotta floor tiles. It spans a floor surface area of approx. 130 m².

The outbuildings

The outbuildings comprise a small garden pavilion near to the gates, an old barn in use as a shed and garage as well as two covered areas laid out surrounding a patio behind the house.

The garden

The garden at the front of the house is laid out around a central round lawn, surrounded by rose bushes and bordered by alleyways as well as copses of shrubs, some of which are decoratively trimmed. A small, enclosed back garden has a gate, providing access to a large lawn planted with ornamental and fruit trees.

Our opinion

As is to be expected, this former presbytery has a view of the village church. Also as is to be expected, its initial owners were honoured with a superb construction comprising a central projection, topped with a triangular pediment, featuring decorative brick panels below the windows. And finally, as is to be expected, it is surrounded by a priest’s garden, qualified as such not because of its size, it is not small, but because of the serenity that it exudes. This house has been meticulously restored. It is now ready to continue its peaceful existence as a main residence or a holiday home set in this bocage countryside where, although surrounded by small irregular-shaped fields separated by hedges and ditches, it is not isolated.
