Location

Marseille and Toulon-Hyères airports are 70 minutes away and the towns are 45 minutes away. It takes 10 minutes to reach the motorway, 20 minutes for Aubagne. A village with all amenities is 5 minutes away via a lovely country lane.

Description

This property is reached, off the lane, via a hidden dirt track which splits into two and leads to both buildings. The tracks cross very hilly land dotted with rocks and with vegetation comprising pine, several hundred year old oak as well as olive trees. Most of the estate is wooded but there are wide terraced areas, with an olive grove planted on a lower level.

The large, luxurious home

This large, luxurious home, constructed in 1870 and spanning approx. 270 m² awaiting personal touches, is surrounded by one hundred year old trees. A former pond in front of the house has been transformed into a swimming pool and enhanced with an adjoining wooden terrace, with the Sainte-Baume Mountain range as a backdrop. A 50 m² studio flat has been constructed beneath the terrace. Used as an artist’s studio, it includes a shower room and a kitchen. It is followed by other small outbuildings which house the pool filtration system and various storage areas. The main building features 2 symmetrical wings, the east wing having been built some ten years ago.


Ground floor
The house is entered on the south side via a semi-circular veranda which opens directly into a lounge. This north-south facing room, adorned with a wooden fireplace, has a door on the north side leading out to the garden under the tall oak trees. Adjoining the lounge, on the west side, is a shower room with a toilet, on the north side, a bedroom and on the south side a library. On the north side is a small television room, whilst a kitchen communicating with a dining room on the south side makes it possible to take meals outside on the terrace bordering the pool in the shade of the oak trees. The boiler room, on the north side, can be reached via a back kitchen.
First floor
A standard stairway, with terracotta tile steps and wooden nosing, goes upstairs from the lounge. This level, with parquet flooring throughout, exudes a pleasant feeling of spaciousness. It is crossed by a wide corridor which leads to 3 south-facing bedrooms and 2 north-facing bedrooms as well as a bathroom and a shower room, both with toilets. Furthermore, the east section of the floor is laid out with a master suite comprising a south-facing bedroom, a dressing room and a shower room with a toilet on the north side. The picture windows appear to let the natural surroundings right into the building.

The traditional Mas house

The traditional Mas house, spanning approx. 285 m² of living space, features small openings. It is the oldest building on the estate. It has been fully renovated in a contemporary style, notably with the creation of a swimming pool. Some 30 metres separate the traditional Mas house from the main residence and the outside living areas are between 50 and 100 metres apart. They could have different entrances to increase privacy.


Garden level
This south-facing level, like the terrace, has travertine stone tiles throughout. It comprises a garage, a boiler room, a games room with access to a large vaulted cellar, 2 small rooms, a laundry room, a toilet and a bedroom, with its shower room, opening on to the outside on the south side.
Ground floor
A stairway goes up on the north side from the laundry room to the kitchen. This level is on the ground floor courtesy of the lie of the land. The kitchen opens on to a terrace on the north-west side of the building. A lounge and a dining room are adjoining, separated via back-to-back fireplaces. A long corridor leads, on the south side, to 2 bedrooms, a shower room and a master suite with a bedroom, a dressing room and a bathroom with a toilet. On the north side are a bedroom, with a shower room, another bedroom and a toilet. This level has parquet flooring throughout.
Group of buildings
On the north side of the traditional Mas house are 3 adjoining sheepfolds, a rabbit hutch and an aviary (approx. 65 m²). On the west side is an 85 m² mulberry leaf drying shed, dating from the time when the property was a silkworm nursery in the 19th century. Ruins that cannot be reconstructed are several centuries old.

The chapel

The chapel, spanning approx. 100 m² with a sacristy, stands on a little hill, reached via a path and steps. It has an unobstructed view over the entire region. Works are required and a restoration project is in hand. The last reconstruction dates from 1870.

Our opinion

The construction-free relief is covered with trees and scrubland. Rock shows through on the surface of the steeper slopes. A cross watches over the silence, bearing witness to the fact that the spirit finds this spot up-lifting. The wall of the Sainte-Baume Mountain range is spread out in the distance like a robe. This large, luxurious home features three central bays under a pediment-shaped roof. The rotunda of the veranda matches the oculus at the top. The two wings stand quietly on either side of a facade which is reflected in the swimming pool. The sober interior is very well looked after. The traditional Mas house and its swimming pool are set low on the ground, with which the outbuildings are at one. A spring feeds a stream. Such a splendid view of trails bordered by low stone walls, terracing and terraces makes it difficult for residents to avert their eyes.
