A perfectly restored, 17th & 18th century presbytery,
dominating a peaceful river in a village in the Anjou region
Angers, MAINE-ET-LOIRE pays-de-loire 49000 FR

In the midst of a village overlooking a river and having several shops. Respectively 5 and 20 minutes from two historic towns, both with all shops and amenities. Less than 30 minutes from the town of Angers which has 90-minute TGV train links to Paris, with ten or so daily return journeys. Also 5 minutes from slip roads for the A11 motorway.

Once the village presbytery, this property naturally stands facing the church. It is bordered, on one side, by a square planted with old lime trees and, on the other, by a narrow, little used street. The entrance gates, on the street separating the property from the church, are flanked by two freestone pillars. They provide entrance to a first enclosed garden. At the back, a second garden is partially enclosed by a workshop-garage and partially by walls. A pedestrian gate provides direct access to the square. The garage can be reached from the narrow street.

The presbytery

Although the origins of this presbytery date back to the 16th century, it was significantly redesigned in the 18th century. Constructed from lime rendered quarry stone blocks, this presbytery spans three levels, one of which is under the rafters. It is topped with a gable, slate roof which features three front roof dormers. The framing around the openings and the cornice are made of freestone. Two freestone mullioned windows and an old-fashioned atrium elegantly decorate the rear facade.

Ground floor
The entrance hall provides access to a lounge, a kitchen which is also used as a dining room, a toilet and quarter-turning, wooden stairway, with baluster railings. It also opens on to the garden laid out behind the house. A door under the stairs leads to a cellar. There are exposed ceiling beams and terracotta floor tiles throughout this level. Freestone fireplaces are to be found in the lounge and the dining room; the latter being very finely wrought. The kitchen-dining room is extended by an old-fashioned atrium. This room communicates with a laundry room which houses the boiler. It also communicates with both front and back gardens.
First floor
A landing room, currently used as a study, leads to a bedroom, a shower room and a hall area which provides access to a toilet as well as to another bedroom. There are exposed ceiling beams and terracotta floor tiles throughout this level. Freestone fireplaces are to be found in one of the bedrooms and in the shower room.
Second floor
The landing room leads to a bedroom and to a shower room which provides access to another bedroom.

The outbuilding

This outbuilding, set in a corner of the garden, comprises a workshop intercommunicating with a garage. The workshop can be reached from the garden and the garage from the narrow street. Built of quarry stone blocks, it is topped with a slate roof.

The garden

Sandstone paved alleyways delimit various areas in both gardens, where numerous rose bushes, ornamental shrubs and fruit trees are planted.

Our opinion

The area has no shortage of assets. Firstly, the Loir Valley, where Ronsard said that the “most beautiful skies in France” were to be found. Followed by the Baugeois region, with its numerous, delightful villages and its vast oak forests. And lastly, the town of Angers which was recently classified as the most attractive town in France. This residence, in the shadow of the old village clock-tower and surrounded by its walled priest’s garden, is extremely peaceful. This impression of serenity extends inside. This is as much the result of numerous original architectural features as that of the major renovation works, carried out with a great deal of soberness and elegance by its current owners.
